Rental prices continue to fall in Arrecife, although they rise nationally in April

The price of rental housing in Arrecife stood at 7.9 euros per square meter in the month of April, 2.3% less than in March, according to data from the Idealista portal.

The figures continue to decline progressively and are closer to reaching the stable prices recorded last year, when the average cost of a rental home was 7.8 euros per square meter.

In addition, it should be noted that homes have a lower cost than the average recorded in 2019, located at 8.4 euros, although it is important to highlight that the month of April of that year was the exception, with a price very similar to the one that houses currently mark.

However, Arrecife's prices are still far from the cheapest cities to live in, such as Ourense, with a price of 5.8 euros per square meter or Zamora, Ciudad Real and Cáceres, where you can rent a home for only 6 euros per square meter. It is also distanced from the most expensive cities to rent, such as Barcelona, at 16.5 euros, Madrid (15.2 euros), San Sebastián (14.9 euros) and Bilbao (12.7 euros).

 

Rent increases in the Canary Islands and throughout Spain

Meanwhile, the archipelago as a whole is experiencing a very different scenario, as the price of rental housing grew by 1.8% in April, compared to the previous month, with a price of 10.7 euros per square meter. This is one of the largest increases recorded by the islands, which exceed the national increase, which was 1.2% until it was established at 10.9 euros/m2.

"In the Canary Islands, Castilla y León, Castilla-La Mancha, La Rioja and Navarra, the highest price in rents has occurred during the month of April since Idealista has records," they state from the portal in their report.

Rental prices have only escalated in recent months in the two provinces of the Canary Islands. Specifically, Las Palmas registered a price of 11.4 euros per square meter in April, 9.2% more than in the same month of 2021, while Santa Cruz de Tenerife had an average of 9.5 euros per square meter, 5% more than in April 2021.

However, the Islands have not been the only ones marked by the increase in costs, since prices have risen in all the autonomous communities in the last month, highlighting the increases in Balearic Islands (5.1%), Murcia (3.4%) and Castilla y León (2.7%).
