Buying a home in the Canary Islands is 5.6% more expensive than six months ago

This represents an increase of 12.51% compared to the same period last year and an increase of 1.28% compared to the month of May

Second-hand housing in the Islands had an average price of 2,215 euros per square meter in June 2024, according to the semi-annual price report from pisos.com. This figure experienced a rise of 5.60% compared to December 2023 and 12.51% in its year-on-year variation, making it the fifth most intense increase in the country. For its part, it rose monthly to 1.28% and, quarterly, it was the third that revalued the most, a 4.38%.

These data make the Archipelago the fifth most expensive autonomous region in the country, behind other autonomous communities such as the Balearic Islands with 4,392 euros per square meter. In both Canary capitals, semi-annual prices have risen, although it is more pronounced in Santa Cruz de Tenerife with 4.32%, compared to 3.40% in Las Palmas de Gran Canaria.

Last year, the capital of Tenerife grew semi-annually by 16.71%, the third highest increase in Spain. In contrast, the capital of Gran Canaria revalued more moderately, by 8.70%. Regarding prices, Santa Cruz de Tenerife with 2,255 euros per square meter was the eighth most expensive province and, Las Palmas, the tenth with 2,178 euros per square meter.

As for the Canary municipalities, Los Realejos, in Santa Cruz de Tenerife with 16.08%, was the municipality that increased the most in the region compared to December 2023. On the contrary, Arucas was the one that decreased the most, by 6.28%. From one year to another, Guía de Isora in Santa Cruz de Tenerife with 36.08% was the tenth Spanish municipality that grew the most. Compared to last year, Arucas (-1.45%) was the one that decreased the most in the Islands. Regarding prices, Adeje, in Santa Cruz de Tenerife, was the most expensive municipality in the Canary Islands with 4,480 euros per square meter. In contrast, Ingenio, in Las Palmas de Gran Canaria, was the cheapest with 1,202 euros per square meter.
