Housing prices stagnate in February

Arrecife is the only municipality on the island where prices have fallen in the last year. Only Haría, Tías and Tinajo experience monthly increases

The price of used housing in the Canary Islands has registered a decrease of 0.1% during the month of February, according to the latest idealista real estate price index.

The analysis of the municipalities of the island shows that Arrecife sees its prices decrease by 0.7% compared to January 2022 and 2.9% year-on-year. The island's capital is the only municipality where prices fall in the last year.

In Tías the price rises in monthly terms, 2% compared to January and 2.4% year-on-year. In the southern municipality of Yaiza prices rise 0.3% monthly and 3.2% year-on-year.

In San Bartolomé, the municipality where prices have risen the most in year-on-year terms (+12.9%), prices fall by 2% compared to January.

In Teguise prices fall in February by 0.7% compared to January, although it maintains a year-on-year growth of 5.7%.

Regarding the municipalities with smaller populations, Haría experiences a monthly price increase of 3.5% but only 0.8% year-on-year, while in Tinajo prices rise 1.4% compared to January and 5.1% year-on-year.

 

National data

At the national level, the price per m2 stands at 1,814 euros/m2, which represents the third consecutive monthly decrease, according to the latest idealista real estate price index. The February data is 2.4% higher than the same month last year, while it is 11.6% below the historical maximum price of housing in Spain.

The price has decreased during the month of February in 15 Spanish regions. Aragón (-1.9%) leads the falls followed by Navarra (-1.3%), Extremadura (-1%), Castilla y León and Castilla-La Mancha (-0.9% in both autonomies), Andalusia (-0.8%), Catalonia (-0.7%) and Euskadi (-0.5%). Below 0.5% are the decreases in Galicia and Cantabria (-0.4% in both regions), Region of Murcia and La Rioja (-0.2% in both cases), Asturias, Balearic Islands and Canary Islands (-0.1% in the three autonomies). Only in the Community of Madrid (0.6%) and the Comunitat Valenciana (0.2%) has the price of housing increased during the month of February.

Balearic Islands with 3,351 euros/m2 is the most expensive autonomy followed by the Community of Madrid (2,983 euros/m2, the highest price in this region since idealista has records). On the opposite side of the table we find Castilla-La Mancha (866 euros/m2), Extremadura (931 euros/m2) and the Region of Murcia (1,068 euros/m2), which are the most economical communities.
