The plenary session of the Arrecife City Council has given the definitive go-ahead to the Minor Modification of the General Planning Plan to clear the way for the development of 290 private homes on a plot in Los Geranios.
This is plot C, of 30,000 square meters, located between Guágaro street and the Avenue of the Los Geranios Industrial Estate, parallel to the Arrecife Ring Road.
Until now, the urbanization of this plot was suspended because it had "structuring character," meaning it supported key elements of the city's urban planning. Furthermore, it was for commercial use.
With the definitive approval of the minor modification of the Planning Plan, the Arrecife council gives the go-ahead to the change in the plot's planning so that it can be primarily intended for residential use, with some compatible tertiary and commercial uses.
According to information provided by the Arrecife City Council, this modification "does not involve building more meters than planned," but rather the buildability remains "the same," changing the main use of the plot.
This modification has been promoted by the Los Geranios Compensation Board and will allow the Los Geranios Partial Plan to go from 1,369 homes to 1,659.
The Councilor for Urban Planning, Maciot Cabrera, has emphasized that this is an important action to address the housing need in Arrecife. “What we are doing from the City Council is completing a pending procedure that now allows for the development of a plot that had been suspended for a long time. With this definitive approval, the planning is resolved and the construction of almost 300 private homes in Los Geranios is made possible,” he explained.
Cabrera has highlighted the work done by the Urban Planning Department to resolve this impasse and alleviate the housing problem suffered by the capital. “From Urban Planning, we are removing obstacles and providing legal certainty so that land that was stalled can be developed. That is what we are achieving: responding to the housing needs of our city,” he added.
The new homes will be privately owned and will be integrated into the same residential line as the urbanization, with the corresponding complementary uses.
