Home sales grew by 24.3 percent in July in the Canary Islands compared to the same month in 2021, a rate that triples the national average and is only surpassed by the Balearic Islands, with 27.7%, according to data published this Tuesday by the Association of Registrars.
In Spain as a whole, home sales slowed their annual growth in July, with 49,177 registered transactions, 3,000 more than in the same month last year, which represents an increase of 7% compared to 18.3% in June.
In contrast, in the Community of Madrid, home sales decreased by 7.5% (5,654 compared to 6,114 in July 2021).
There were also fewer home purchases in three other communities: La Rioja (-9%), Navarra (-6%) and Galicia (-1.1%).
The Balearic Islands was the community where home sales increased the most in July, by 27.7%, followed by the Canary Islands (24.3%), the Valencian Community (16%), Aragon (14%), Catalonia (13.1%), Castilla y León (12.8%), the autonomous city of Ceuta (10.9%), Murcia (10.6%) and Extremadura (7.6%).
Below the national average, they increased in the Basque Country (6.7%), Castilla-La Mancha (5.6%), Cantabria (3.1%), Asturias (2.9%) and Andalusia (1.5%).
Mortgages plummet by 14.1% in July in the Canary Islands
For its part, mortgages barely grew by 1.1%, going from 32,585 in July 2021 to 32,941 this year, after the 11.2% increase recorded the previous month.
In Madrid, home mortgages plummeted by 20%; in the Canary Islands, they fell by 14.1%; in La Rioja, by 12.9%; in Extremadura, by 9.4%; in the Basque Country, by 5.7%, and in Galicia, by 3.8%.
The total number of sales - not just homes - is what reflects the greatest slowdown in growth in recent months, after the moderation in June, with 92,847 transactions carried out, 0.1% more than the 92,962 a year ago.
As for total mortgages, 43,702 transactions were registered in July, compared to 44,998 in the same month a year earlier, which represents a decrease of 2.9% (they increased by 8.7% in June), the first year-on-year decrease since February 2021.
