Canary Islands, the only region where home sales to foreigners are falling in Spain

Among the residents of the archipelago, the foreigners who buy the most are Italians, while, among non-residents, Germans stand out

During the second semester of 2024, home sales by foreigners in Canary Islands amounted to 4,112 transactions, 3.9% less than the same semester of the previous year.

This is attested by the latest report from the General Council of Notaries of Spain on the matter.

Among the foreign residents in the archipelago, the Italian nationality was the most frequent when acquiring housing with 26% of the operations, followed by the Germans residing in the islands who reached 9%.

On the other hand, among the foreigners who do not live in the Canary Islands, it is the Germans who occupy the first place with 55% of the acquisitions in this group, followed by the British with 11% of the purchases.

At the national level, the sale of free housing by foreigners increased by 10.3% year-on-year, reaching 69,690 transactions in the second half of 2024.

The average price paid by non-resident foreigners increased by 12.8% year-on-year and that of resident foreigners by 4.4%. The national buyer is between the two, registering an increase of 8.4% in the second half of the year.

By regions, the largest increases occurred in Cantabria (33.5%), Castilla y León (28.7%), Asturias (28.6%), Extremadura (26.9%), Castilla-La Mancha (23.0%), Galicia (22.5%) and Community of Madrid (21.9%).

There were also notable increases in the Basque Country (14.7%), Aragon (13.4%), Catalonia (13.3%), La Rioja (12.3%) and Andalusia (9.9%).

Growth was more moderate in Murcia (8.6%), Navarra (8.4%), Valencian Community (6.8%) and Balearic Islands (2.1%).
