The price of rental housing rises slightly in Arrecife in May, standing at 8 euros per square meter per month, 1.7% more than in April, when the cost was 7.9 euros, according to the latest price report published by the Idealista portal.

The capital has registered a change of trend in the fifth month of the year. After three months of slow and progressive decline, getting closer and closer to the figures recorded in 2021, when the average cost was 7.8 euros per square meter, prices have risen again.

However, these numbers are still far from pre-pandemic prices, which revolved around 8.4 euros on average and, especially, from their maximum peak recorded in October 2019, with the square meter at 8.9 euros.

The rise in prices in the Canary Islands continues unstoppable

The archipelago has once again registered its historical maximum, with a price of 11 euros per square meter in May, 2.7% more than in April (10.7) and 10.7% compared to the same period last year (9.9). Both provinces also do so, Las Palmas with 11.7 euros, 2.9% more than in April and Santa Cruz de Tenerife with the square meter at 9.7 euros, 2% more than the previous month.

It should be noted that the Canary Islands has not been the only community to reach its peak in this month of May, so do Navarra (9.2 euros/m2/month), Castilla y León (7.3 euros/m2/month), La Rioja (7.1 euros/m2/month), Castilla-La Mancha (6.1 euros/m2/month) and Extremadura (5.6 euros/m2/month).

And the price of housing rent has risen in 16 regions during the last month, with the Balearic Islands experiencing the largest increase (3.1%), followed by the Canary Islands (2.7%) and Catalonia (2%).

At the national level, the average cost also increases to 11 euros, 1.4% more than in April. In the last quarter the price has risen by 2.8% and in the last year by 3.1%. For its part, Barcelona is the capital with the most expensive rents, with a price of up to 16.9 euros per square meter per month. It is followed by Madrid and San Sebastián with figures of 15.4 and 14.9 euros, respectively.
