This January, rental prices in the Canary Islands have been 9.2% higher than in January last year and average 14.2 euros per square meter, according to data from the real estate portal idealista.com.
At the national level, the average price of rentals has grown by 11.8% to 13.8 euros per square meter and has been growing for three months above the increases in the Canary Islands.
Compared to the previous month, prices in the Canary Islands grew by 0.4% in January, 0.6% in December, 0.5% in November.
Meanwhile, at the national level, prices increased by 2.1% in January, 2.2% in December, 1.5% in November.
By regions, the average monthly income of tenants has increased in twelve months mainly in the Community of Madrid (15.9%), Asturias (12.7%), Catalonia (12.5%), Andalusia (11.9%) and Castilla-La Mancha (11.8%).
Below the national average, in addition to the Canary Islands, are the Valencian Community (11.7%), Castilla y León (11.5%), Cantabria (10.8%), the Balearic Islands (10.5%), Aragon (9.5%), Murcia (8.7%). The smallest increases have occurred in Extremadura (5.6%), Navarra (7.1%), La Rioja (7.6%), Euskadi (7.7%) and Galicia (8.4%).
The highest prices per square meter are in Madrid (19.1 euros). Catalonia (18.4), the Balearic Islands (17.9) and Euskadi (14.4). The lowest in Extremadura (6.8 euros) and Castilla-La Mancha (7.5).
Among the provincial capitals, prices have only fallen in Lleida, where they have fallen by 1.7% during the last year. The most pronounced increase is that of Ávila, where prices rose by 20.5%, followed by the increases in Guadalajara (16%), Madrid (15.2%), Oviedo (14.5%) and Barcelona (13.5%).
On the contrary, Badajoz (1.4%) is the capital with the least pronounced increase in the last year, followed by Cuenca (1.9%), San Sebastián (2.9%), Cádiz (4.2%), Girona (4.5%) and Santa Cruz de Tenerife (5%).
