A report prepared by Drago Canarias concludes that the high price of housing is preventing the young population from accessing the aid from the Canary Islands Government.

Of the homes that can access the aid, almost a third require renovation, almost 40% have one room or less, and up to 30% have less than 40 square meters.

Héctor Morán, Head of Organization and Confederality of Drago Canarias: "This analysis supports what we already knew, that young people cannot become independent."

According to a report by Drago Canarias regarding the price of housing, only 16.86% of homes for sale in the Archipelago allow access to subsidies from the Canary Islands Government to promote youth emancipation, due to the high price of the available offer.

To access this aid, the price of the home cannot exceed 170,000 euros in the capital islands and 200,000 in the non-capital islands. However, there are only 2,780 homes in all of the Canary Islands that meet this requirement, which is equivalent to that 16.86%.

This is the main result of the report Youth Emancipation in the Canary Islands: Analysis of Housing Prices, prepared by Drago Canarias during the month of June 2025, based on the results of the main real estate portals.

A measure that benefits the green islands and Fuerteventura more

If the observation is made by islands, in Tenerife only 9.84% of homes can access the aid, in Lanzarote 12.50%, in Gran Canaria 24.15%, in La Palma 24.40%, in Fuerteventura 33.88%, in El Hierro 52.11% and in La Gomera 57.01%.

On the other hand, the report reveals that in the Archipelago there are 4,949 homes above 500,000 euros, which represents 30.02% of the total, a figure that is close to doubling the number of homes that can receive the aid and that shows the high price that the housing stock has reached, unaffordable for the Canarian population.

Regarding the condition of the homes that can qualify for the aid from the Canary Islands Government, almost a third are pending renovation, almost 40% have one room or less, and up to 30%, in the worst case, have less than 40m2.

Assessment of the report

The report was presented by the Head of Organization and Confederality of Drago Canarias, Héctor Morán, who stated that "this analysis supports what we already knew, that in the Canary Islands young people cannot become independent" and added that "the sale of housing in the Canary Islands is in the hands of foreign capital and investment funds, Canarians cannot buy".

In this sense, Morán highlighted the data recently communicated by the Canary Islands Youth Council regarding the Emancipation Observatory for the first semester of 2024, which reveals that "only 15.4% of young Canarians manage to become independent".

On the other hand, the Head of Organization and Confederality of Drago Canarias mentioned that "these aids from the Canary Islands Government are not only focused on the young population, but also on large families", but in turn, he reflects and asks "what large family can access this type of housing, which is mostly extremely small and has only one room".

Likewise, Morán blamed "the political parties that have passed through the Government of the Canary Islands" for the situation in which the youth of the Islands currently find themselves and emphasized that "they have condemned them to work in precarious conditions for the tourism sector with salaries that do not even allow them to leave their parents' house".

"This report complements the one we published a few weeks ago on the price of renting a room in a shared apartment —continued Morán—, which stated that the average price already exceeded 500 euros" and added that "if you cannot buy and you cannot rent, we are forcing the young population, and not so young, to leave the Islands".
