Housing rents will rise more than 10% next year, according to Solvia

New construction permits are expected to rebound by an average of 8% in Spain, which will help to "reduce the pressure on prices" in sales, the increase of which would not exceed 5%

The price of housing will slightly moderate its rise in 2025 and will grow between 4% and 5%, while the increase in the price of rent for next year will be considerably higher than 10%, according to one of the main conclusions of the 'III Solvia Market View 2024' of the real estate company Solvia, collected by idealista.com.

From the real estate portal, they predict that the price of housing will close this year with increases of between 5% and 7%, a slight increase compared to Solvia's previous forecast, while they estimate a year-on-year increase in rental prices of more than 10%.

According to this analysis, between July and September the average value of residential properties was 2,114 euros per square meter, which represents an increase of 2.8% compared to the previous quarter and an increase of 7.1% compared to the same period in 2023.

For its part, the rental price reached 13.3 euros per square meter per month, an increase of 1.5% compared to the previous quarter, but 10.8% more compared to the previous year.

Despite the increase in prices due to the tension between supply and demand, the Director of Operations of Solvia, Juan Ramón Prieto, has indicated that the increase will not translate "in any case" into a real estate bubble.

Sales will grow up to 3% in 2024 and 2025

Regarding home sales operations, Solvia estimates that 2024 will close with a moderate year-on-year growth in the volume of transactions, between 2% and 3%, and the trend will continue in 2025 due to an environment of more favorable access to credit and a general improvement in the macroeconomic situation.

In the third quarter of the year, 166,609 sales transactions were carried out, which represents an increase of 13.9% compared to the previous quarter and a growth of 18.9% in relation to the same period of 2023.

New construction visas will grow between 6% and 8% by the end of 2024 and the trend will continue during the next year, according to Solvia's report.

In the third quarter, a total of 31,763 licenses were issued for the construction of new homes, which reflects a decrease of 3.7% compared to the previous three months, but a positive growth of 29.1% compared to the same period of 2023.

"This advance in the issuance of permits would help alleviate the shortage of housing, reduce pressure on prices and improve the available supply," Prieto said.
