A home with a pool can double its price in the Canary Islands

The city with the most swimming pools in Spain is Alicante. In Salamanca, apartments with a swimming pool cost less than those without one.

Acquiring an apartment with a swimming pool is, on average, 65% more expensive in Spain than buying one without it, according to a study published by idealista.com. Only 24% of the apartments for sale that are advertised in Spain on the real estate platform have this amenity.

Santa Cruz de Tenerife is the capital in which the difference between apartments that are sold with a swimming pool compared to those that are not is greater, since their price is 108% higher.

They are followed by the price differences of Teruel and Bilbao (with a 60% surcharge), Barcelona (59%), Lleida and Pamplona (58% in both cases). In the group of cities with a surcharge higher than 50% are also Alicante (51%), Burgos and Castellón de la Plana (50% in both cases).

On the contrary, in Madrid, homes that are on the market with a swimming pool are, on average, 3% more expensive than those that do not have one. In Seville, the difference is 1%, while in San Sebastián the price does not vary, as in Ceuta. Salamanca is the only city in which the price of homes with a swimming pool is lower than those that do not have one, 12% cheaper.

The large differences between the cities of Madrid and Barcelona have an explanation related to the urban planning of the last decades in both cities, since it is due to the capacity that Madrid has had in recent years to create new urban developments with common areas, compared to the geographical limitation that Barcelona registers to create new projects and its proximity to the beach.

In Spain, 24% of all apartments for sale in idealista have a swimming pool. The capital in which more properties have this amenity is Alicante, since 27% of all those that are advertised have it. It is followed by Málaga (26%), Ciudad Real (19%), Palma (19%), Almería (18%), Ávila, Zaragoza, Valladolid and Cuenca (with 17% in all four cases).

In Barcelona, 7% of the apartments have one, while in Madrid it reaches 15% of the offer. Vitoria and Ourense top the list of capitals with the lowest percentage of apartments for sale with a swimming pool, with only 0.4%. They are followed by Cádiz, Pontevedra, Lugo, León, Palencia and Bilbao with 1% of the offer. Next are Zamora, Soria, A Coruña, Pamplona and Oviedo with 3%.
