Housing price increases continue in some tourist municipalities of Lanzarote. Specifically, Yaiza and Teguise have reached their maximum peak in April, with a price of 2,505 and 2,100 euros respectively per square meter, which represents an increase of 2% and 0.8% compared to March, according to data from the Idealista portal.
If compared to the same date in 2021, the increase is even more pronounced, at 8.2%, both in Yaiza and Teguise.
However, these are not the only municipalities that have been affected by the price increase. In the capital, the price per square meter is 1,342 euros, 1.6% more than in March, while in Tías that figure shoots up to 2,578 euros, which represents an increase of 2.1%.
In the case of Haría, homes are 0.5% more expensive than the previous month, at a price of 1,745 euros per square meter, but if compared to 2021, the year-on-year increase reaches 15.6%.
Finally, it is important to mention that San Bartolomé and Tinajo are the only two municipalities where the price of houses falls in April. In particular, San Bartolomé has seen its cost decrease by 1.5%, with a price of 2,039 euros per square meter, while in Tinajo it is at 1,587 euros, 1.8% less.
However, these two municipalities fail to curb the figures, so that in Lanzarote as a whole, the price of second-hand housing rises in April by 13 euros, reaching 1,985 euros per square meter.
Canary Islands also reaches its historical maximum
The archipelago has also broken records, with a price of 1,980 euros per square meter in April, 0.7% more than in March and 5.4% year-on-year.
By provinces, Santa Cruz de Tenerife marks a price of 1,999 euros, 1.3% more than last month and 9.5% more than in 2021, meanwhile, in Las Palmas the price falls by 0.3% in April, reaching 1,952 euros, although it represents an increase of 0.8% year-on-year.
In addition, it should be noted that both the Canary Islands, as well as the particular case of Lanzarote, exceed the national average established at 1,853 euros/m2 in April. Spain has registered an increase of 1.5%, the largest monthly increase since August 2020.
For its part, the most expensive second-hand housing in the country is in the Balearic Islands, at 3,353 euros/m2, followed by the Community of Madrid (3,012 euros/m2), which represents "the highest price in the region since idealista has records", they point out from the portal.
