Rentals in the Canary Islands have increased by 143% in a decade

Rentals in the Canary Islands archipelago have become more expensive than those in the Balearic Islands, Madrid, and Catalonia; only in the Valencian Community did they rise more than in the Canary Islands

The cumulative price of rental housing has increased in the Canary Islands by 143% in 10 years and 48% in the last 5 years, while the value from a year ago has increased by 12%, according to the study “Cumulative Variation of Housing in Spain in 2025”, based on rental housing prices for the month of February of the last 18 years from the Fotocasa Real Estate Index.

“We are witnessing the highest price increase in the history of the rental market. In the last decade, in some communities, the price has grown by more than 100%, which indicates the great tension and the context of overpricing that housing rentals are going through. The cost of rent has risen significantly since the economic recovery due to the promotion of rental housing as the main housing solution after the 2008 crisis,” explained Fotocasa spokesperson María Matos.

Analyzing the accumulated percentage increases since 2015 at a general level in Spain, the average price per square meter of rental housing has increased by 94% (from 6.97 euros per month in February 2015 to 13.54 euros in February 2025).

In the specific case of the Canary Islands, in 2015, they paid an average of 476 euros for the rent of an 80-meter house, compared to the 1,156 euros paid on average in February 2025.

 

Only in the Valencian Community did prices rise more

In the last 10 years, all autonomous communities have been affected by the increase in rent, but specifically, in five of them, the price of rental housing has exceeded 100% of the increase since 2015.

The community in which the price has risen the most compared to 2015 is the Valencian Community, specifically it has increased by 157%, going from costing 5.04 euros/m2 per month in February 2015 to costing €12.93/m2 per month in February 2025. This means that for an average 80 square meter apartment, the rental price has gone from costing 403 euros per month to costing 1,034 euros per month in February 2025.

It is followed by the community of the Canary Islands with a price increase of 143% and an average price of 476 euros per month in 2015 to paying 1,156 euros per month on average in 2025. In third place, in the Balearic Islands, the rental price has increased by 142%, going from costing an average rent of 606 euros per month in 2015 to the 1,467 euros per month paid in 2025.

In fourth position, the Community of Madrid has seen the rental price increase by 122% in the last 10 years, and in fifth place in Catalonia, the rental price has increased by 104% in the last decade.

On the other extreme, Extremadura is the community that has seen the price increase the least in the last 10 years. Specifically, the price has risen by 56%, going from costing 358 euros per month in 2015 to the 558 per month currently paid.

The second community that has seen the rental price increase the least is Castilla-La Mancha, where the price has risen by 66% in the last decade, going from costing 367 euros per month in 2015 to the current €610.

In third position, in the Basque Country, the price has increased by 67% in the last decade, and in fourth position, Castilla y León, which has increased by 68% since 2015.
