After tendering the drafting of the new General Plan of Yaiza, the City Council chaired by Óscar Noda signed on March 18 the contract of 217,000 euros with the awarded company, Ingeniería, Estudios y Proyectos Europeos S.L, and this Thursday, April 3, held the first meeting with two representatives of the drafting team to outline the work lines for its processing, where the mayor advocated for "a document of maximum clarity, transparency, approach and consensus with the towns and developers to avoid future challenges."
In the meeting held at the southern House of Culture, Yaiza participated, in addition to the mayor, the team of the Municipal Technical Office, the secretary and the legal team of the local Administration. "It is a complex process of two years and we agreed on periodic meetings to follow up from today. If the Supplementary Plan in force since 2014 has allowed us to develop endowments in education, health, sports and transfer land for the construction of social housing, also allowing neighbors of the towns to build houses on their land, now we need an improved document that collects the positive aspects of the current one, solves problems and satisfies citizen demands for common welfare."
The mayor and his team made an urban tour of the municipality explaining to the company responsible for drafting the challenges that Yaiza has in urban planning considering other documents in the process of being processed such as the Island Plan.
"One of those challenges are the coastal towns of El Golfo and Playa Quemada. I asked for a thorough study of their situation for the approach of technical solutions that allow their recognition as consolidated nuclei," notes the mayor.
Yaiza demands a document without ambiguities and easy to interpret. Now the drafting team is in the study phase of the urban circumstances of the municipality as a starting point to achieve the objective proposed by the Institution. "It is essential to contemplate the updating of public services such as the adaptations of roads and the duplication of the LZ Yaiza-Playa Blanca road. Apart from the face-to-face meetings and the field work, Yaiza and the company agreed on the virtual work formula sharing information and concerns in both ways and real time throughout the processing. "In the meeting we also addressed the vacation housing, the minimum parceling and the study of the licenses canceled by the Justice," added the mayor.
The first big step is to reach the draft of the Plan and initial strategic document. The processing will continue with the document of Advance of the PGO and Strategic Environmental Study (EAE), including the non-technical summary for public display. The next phase will be the Initial Approval of the PGO and Modification of the EAE, if necessary, taking into account the reports or allegations to the Advance document and EAE and mandatory sector reports, if applicable, and document resulting from the procedures of public information, consultation and mandatory reports of the Advance and EAE. Once these phases are overcome, the Final Proposal Document of the PGO and update of the EAE will come, if it gives rise, introducing modifications according to the allegations and reports received and document resulting from the public information, consultation and mandatory reports of the initial approval document, to finally consider the final approval of the PGO.
