Close to 65% of the landlords of the capitals of Canarias are multi-property owners, the highest figure in the country

The two Canarian capitals register the highest concentration of multi-landlords: 64.9% of landlords compared to 35.1% who own a single property for rent in the case of Las Palmas de Gran Canaria and 64.6% compared to 35.4% in Santa Cruz de Tenerife.

In the country as a whole, 52.8% of homes rented by individuals belong to owners with two or more homes for rent, while 61% of the rental market is in the hands of multi-landlords and legal entities, according to a report from the Ministry of Consumer Affairs in collaboration with the CSIC.

This study published this Thursday reflects that 39% of the Spanish rental market is represented by owners with a single house for rent.

Multi-landlords control an even larger proportion of the rental market in large cities such as Las Palmas (65%), Santa Cruz de Tenerife (64.6%), Palma (63%), Barcelona (60.8%), Madrid (56.4%) or Valencia (55%).

In fact, between 2016 and 2023, multi-landlords have increased their stock of rented homes by 39.9%, almost ten points more than owners with a single rental home, whose growth has been 30.4%.

During this period the stock of rented homes by individuals went from 1.9 million to 2.57 million, according to this Consumer Affairs report.

Likewise, landlords or people who receive income from habitual housing rental represent 4.9% of the total population (5.7% of the adult population) compared to the volume of tenants, who constitute 20.8% of the population.
