The price of housing in Yaiza grows by 10% in a year and exceeds 3,400 euros per square meter

The archipelago is the fourth autonomous community where buying a house is most expensive, and in Tías it already exceeds 3,200 euros per square meter

Buying a home in Yaiza is 10% more expensive than a year ago. The price in the southern municipality is the most expensive on the island, and acquiring a second-hand property already costs 3,414 euros per square meter. This is revealed by the data from Idealista's Housing Price Evolution.

According to data from this real estate portal, the average selling price of a home in the municipality of Yaiza is 443,290 euros.

Meanwhile, Tías is the second most expensive on the island. Acquiring a property in this municipality is 14.8% more expensive than it was in April 2023. Furthermore, it is also 12.5% more expensive than it was in January of this year. Buying a home in the area has an average selling price of 525,932 euros on this portal.

In the case of Teguise, the price per square meter is 2,252 euros per square meter, with a slight decrease (0.3%) compared to April 2023. Idealista estimates the average price of a home in Teguise at 437,443 euros.

The fourth municipality with the most expensive housing in Lanzarote is Haría, with the price of housing hovering around 2,021 euros per square meter. In the northernmost municipality of the island, there has been a growth of 5.1% in one year and a downward trend in the last three months. Buying a home in Haría costs 432,791 euros.

San Bartolomé has also experienced an increase, but much more controlled, of 3%, and has exceeded the barrier of 2,000 euros. The average selling price is 311,260 euros.

On the other hand, in Tinajo a house already costs 1,964 euros per square meter, 10.3% more than it cost twelve months ago and 6.9% more than it cost three months ago. Acquiring a house in Tinajo involves an average investment of 397,108 euros.

Prices in Arrecife have increased by 20.8% in one year. According to these data, they are also 6.6% more expensive than in January and already reach 1,736 euros per square meter. If the properties are in the center of the municipality, one of the most expensive areas, they even reach 2,000 euros, while if they are in the Valterra neighborhood, they reach 1,818 euros.

During the month of April, the price of used housing in the Canary Islands has registered a slight increase, specifically it has increased by 0.6%. Currently, the regional average has already risen to a cost of 2,554 euros per square meter, according to the latest real estate price index.

Particularly, in the province of Las Palmas the average is somewhat lower and stands at 2,397.2 euros per square meter. As for the Spanish average, an increase of 1% has been registered, standing at 2,098 euros. This figure is 6.9% higher than the same month last year, while it is 0.8% below the historical maximum price of housing in Spain, recorded in June 2007.

The cost of second-hand housing has increased in twelve Spanish autonomous communities, including the Canary Islands. In order, the Comunitat Valenciana (1.7%) leads the increases, followed by the Region of Murcia (1.1%), Andalusia (1.1%), Catalonia (1.1%), the Community of Madrid (1.1%), and the Balearic Islands (1%).

Below 1% are the increases in Navarra (0.8%), Euskadi (0.6%), the Canary Islands (0.6%), Cantabria (0.5%), Asturias (0.5%), and Castilla-La Mancha (0.3%). Meanwhile, Extremadura (-0.2%), La Rioja (-0.2%), Aragon (-0.2%), and Castilla y León (-0.1%) are the only regions where the price has decreased. In Galicia, prices have remained unchanged during the last month.

The Canary Islands is the fourth autonomous community where buying a home is most expensive, with a cost of 2,554 euros per square meter, according to Idealista. In contrast, the Balearic Islands, with 4,253 euros/m2, is the most expensive autonomous community, followed by the Community of Madrid (3,367 euros/m2), Euskadi (2,919 euros/m2), and after the Canary Islands, Catalonia (2,378 euros/m2). On the opposite side of the table, we find Castilla-La Mancha (933 euros/m2), Extremadura (985 euros/m2), and Castilla y León (1,187 euros/m2), which are the most economical communities.

Provinces

Up to 38 provinces have prices higher than those registered in the previous month. The largest increases have been experienced in Almería, where sellers' expectations have increased by 2.5%, followed by Alicante (1.6%), Girona, Valencia, Guipúzcoa, and Soria (1.5% in all four provinces). On the opposite side is Lleida (-1.7%), the province where the price is reduced the most, followed by Palencia (-1.4%), Badajoz (-1.3%), Burgos (-1.1%), and Zaragoza (-0.4%).

The Balearic Islands reaffirms itself as the most expensive province to acquire a home (4,253 euros/m2), ahead of Guipúzcoa (3,605 euros/m2). They are followed by Madrid (3,367 euros/m2), Málaga (3,179 euros/m2), Vizcaya (2,800 euros/m2), and Barcelona (2,684 euros/m2).

Ciudad Real is the most economical province with a price of 749 euros per square meter. It is followed by Jaén (844 euros/m2) and Cuenca (849 euros/m2).

Capitals

During the month of April, 38 capitals have also experienced increases in the price of housing. The most pronounced increase is the one experienced by Valencia, where sellers' expectations grew by 3.6%, followed by Alicante (3.1%), Pontevedra (2.9%), Tarragona and Málaga (2.7% in both cases). Huelva (-1.3%), on the other hand, leads the price drops in the last month, followed by Palencia (-1.1%), Las Palmas de Gran Canaria (-0.8%), Girona (-0.7%), and Logroño (-0.5%).

Among the large markets, prices, in addition to Valencia, Alicante, and Málaga, have grown in Seville (2.4%), Madrid (1.4%), Palma (1.1%), Barcelona (1.1%), and San Sebastián (1%). In Bilbao, on the other hand, prices decreased by 0.1% in April.

With this increase, the price in Madrid is established at 4,397 euros/m2, while in Barcelona the price has been situated at 4,363 euros/m2.

San Sebastián is the most expensive capital in Spain, placing its price at 5,522 euros/m2. Zamora, on the other hand, is the most economical capital with its 1,143 euros/m2, followed by Jaén (1,181 euros/m2) and Lleida (1,209 euros/m2).

For the realization of the idealista real estate price index, the offer prices (on built square meters) published by idealista advertisers are analyzed. Atypical ads and ads with prices outside the market are eliminated from the statistics. We include the typology of single-family homes (chalets) and discard properties of any typology that have been in our database for a long time without obtaining user interaction. The final data is generated using the median of all valid ads in each market.
