The rental market in Spain is undergoing an unprecedented transformation. Faced with escalating prices that have priced a large portion of the population out of the market, the supply of shared flats has experienced explosive growth throughout 2025.
According to the analysis by the real estate portal pisos.com, the availability of rooms for rent has increased by an average of 50% compared to the same period in 2024, with peaks where the supply almost triples in certain months of the year.
The data reveal a clear trend: month after month, the supply of shared apartments has grown steadily. In January 2025, the increase was 14%, but as the year progressed, the figures soared. March recorded an increase of 56%, April 49%, and June 36%. However, it was July and August that marked a historic turning point, with growths of 126% and 195%, respectively.
"What we are seeing is a structural change in the rental model," explains Ferran Font, director of Studies at pisos.com. "Owners are converting family apartments into shared housing because this allows them to monetize properties that would otherwise remain empty, given the inability of many families to afford full rents that exceed 1,200 euros per month in some cities."
Much more than university students
Traditionally, renting rooms was exclusively associated with university students and young people in their early working years. However, the current market shows a very different reality: people between 35 and 50 years old with stable jobs, single-parent families, and even retirees are now looking to share housing as a permanent solution.
Data from pisos.com shows that the summer of 2025 marked a turning point. During July and August, the supply of available rooms experienced historic growth, coinciding with the period when many owners re-evaluate their rental strategies due to the growing difficulty in finding tenants capable of covering the full cost of an apartment.
After the summer peaks, the months of September, October, and November maintained significant increases of 24%, 47%, and 28%, respectively.
