In the Canary Islands archipelago, 2,629 home sales were registered in September, 35.5% more than in the same month of 2021, which places it at the head of Spain in growth of this type of operation, with a rate that multiplies the average by seven.
Of the total homes sold in September in the islands, 2,146 were second-hand and 483 were newly built. The majority of the operations, 2,522, were closed in the free market and 107 affected homes with some type of protection.
In the whole of Spain, home sales slowed their growth in September to 6.9% compared to a year earlier and accounted for 57,333 transactions, the highest figure for this month since 2007, in a context marked by the rise in interest rates to face inflationary pressure.
Despite this increase in the year-on-year rate, housing transactions stagnated compared to August, registering practically the same number of operations, according to data published this Friday by the National Institute of Statistics (INE).
With this slowdown in growth, home sales - which soared 15% in August - have increased by 18.3% since the beginning of the year.
Thanks to the year-on-year increase in September, close to 7%, home sales have chained nineteen months of increases.
Behavior in the different autonomous communities
By regions, home sales increased in September in almost all of them in year-on-year rate, with the exception of four of them.
In Navarra, operations plummeted almost 22%; in Madrid -one of the main markets in the country- they fell again by 4.8%; in Andalusia, 2.2%, and in Castilla y León, 0.6%.
On the contrary, the regions with the largest annual increases in the number of sales after the Canary Islands were Extremadura (27.2%) and Aragón (18.4%).
The highest number of operations was recorded in Andalusia (11,468), followed by Catalonia (9,278), the Valencian Community (9,117) and the Community of Madrid (6,905).
Home sales made between individuals in September was 40,148, 1.8% more than a year earlier.
With regard to the properties transferred by title of acquisition, donations decreased in September by 14.4% and inheritances another 4%. Other operations (land consolidations, horizontal divisions, payments in kind and mortgage foreclosures) also fell, by 5%.
Only increases were recorded in swaps and sales, of 1.6% and 0.1%, respectively.
As a whole, 175,374 properties were registered in the property registries in September, 2.1% less than in the same month of the previous year.
