The price of housing in the Canary Islands rises almost 3% in May

The houses in the archipelago have increased their prices the most in Spain in the last year

In the Canary Islands, the monthly variation in the price of second-hand housing in May rose by 2.9% and 24.2% in its year-on-year variation, so that its price reaches 2,637 euros per square meter, according to data from the Fotocasa Real Estate Index Fotocasa.

This last year-on-year value (24.2%) is 6.3 percentage points higher than in May 2023 (17.9%) and the second highest in the entire historical series of the Community (after March 2024).

If we analyze the prices of homes for sale compared to those of a year ago, we see that 17 communities increased the year-on-year price in May. The increases of more than 10% affect five communities and are: Canary Islands (24.2%), Madrid (18.6%), Comunitat Valenciana (14.0%), Balearic Islands (13.1%) and Andalusia (11.6%).

They are followed by the communities of the Region of Murcia (9.4%), Galicia (6.8%), Basque Country (6.7%), Cantabria (6.2%), Asturias (5.4%), Navarra (4.1%), La Rioja (3.8%), Castilla-La Mancha (3.1%), Castilla y León (2.2%), Catalonia (2.1%), Aragon (1.9%) and Extremadura (0.8%).

Regarding the ranking of Autonomous Communities (CC.AA.) with the most expensive second-hand housing prices in Spain, we find Balearic Islands and Madrid with prices of 4,159 euros/m2 and 4,085 euros/m2, respectively.

They are followed by the Basque Country with 3,167 euros, Catalonia with 2,801 euros, the Canary Islands with 2,637, Andalusia with 2,118 euros, Navarra with 2,094. In the rest of the communities the meter is below 2,000 euros.
