The average rent in Lanzarote, Fuerteventura and Gran Canaria exceeds 1,100 euros

Only the province of Barcelona has more people interested per published ad than the province of Las Palmas in Spain

The average rental price in Spain reached a maximum of 1,155 euros/month after rising another 4.4% in the second quarter, while in the Canary Islands the average was 1,128 euros, in the case of the province of Las Palmas, and 1,083 euros in that of Santa Cruz de Tenerife.

Barcelona led the prices, the fall in supply and the number of people interested in housing, according to the Rental Observatory of the Alquiler Seguro Foundation and the Rey Juan Carlos University.

It is estimated that for this year the supply of rental housing will be reduced by 2% compared to 2024, which means 14,519 fewer units, according to the report published this Wednesday.

 

141 people interested in a home in 10 days

The report indicates that demand pressure continues to increase, with an average of 141 contacts per home in ten days, compared to 112 in the previous quarter. The highest figure is in the province of Barcelona (437).

Las Palmas (141); Balearic Islands (127); Alicante (126); Vizcaya (123); Santa Cruz de Tenerife (114), Girona (112); Álava (111); Valencia (107) and Madrid (106), marked by the weight of tourism, being large cities that attract population or being stressed areas.

The Observatory points out that a year after being declared a stressed area, in Barcelona prices exceed 1,650 euros on average, leads the destruction of supply with 6,924 fewer properties planned for this year and sets a record with 437 people interested per house housing in just ten days.

Although one of the objectives of the declaration of stressed areas was to contain prices, the Observatory emphasizes that Barcelona continues to be the most expensive province in the country to live for rent after rising 3.6% compared to a year ago. According to its data, Barcelona has lost more than 47,967 homes in just two years (from 132,259 in 2023 to 88,292 estimated in 2025).

These data contrast with those offered by the Generalitat of Catalonia, which confirms a reduction in the rental price based on the median. The aforementioned Observatory, which uses the average, maintains that the intervention measures have generated distrust among owners, who have chosen to withdraw their properties from the market or reorient them to other rental modalities.

 

Rentals at maximums

As a result of the mismatch between supply and demand, the average rental price reached 1,155 euros per month, a historical maximum. According to the Observatory, Barcelona remains the most expensive province, followed by Balearic Islands (1,645 euros) and Madrid (1,584 euros).

Guipúzcoa (1,483 euros); Vizcaya (1,308 euros); Málaga (1,272 euros); Valencia (1,132 euros); Las Palmas (1,128 euros); Santa Cruz de Tenerife (1,083 euros); Álava (1,041 euros) and Navarra (1,026€ euros) also exceed 1,000 euros/month.

The largest increases in the last year occurred in Ciudad Real (10.9% more), Ávila (10.3%) and Asturias (10.1%).

On the contrary, the most affordable provinces to live for rent - less than 600 euros per month - are Lugo (590 euros); Huesca (579); Badajoz (576); Cáceres (574); Jaén (571); Zamora (566); Palencia (559); Ciudad Real (550) and Teruel (510).
