The price of rental housing has risen by 8.2% in the Canary Islands over the past year, leaving the monthly rent per square meter at 15.3 euros.
This figure represents a 1.4% increase in the last quarter, according to idealista's latest price report. On the other hand, the price rises by 8.6% in the province of Santa Cruz de Tenerife, to 15.1 euros per square meter, while it grows by 8.1% in that of Las Palmas, to 15.4 euros.
Both in the provinces and in the region, the maximum price for rental housing is reached
In the **province of Las Palmas**, prices grew in the capital by 8.2% (to 14 euros per square meter). The biggest increase among the markets analyzed in the province is in La Oliva (14.3%), followed by Agüimes (10.8%) and Telde (10.1%)The most exclusive market in the province is San Bartolomé de Tirajana (21.5 euros per square meter) while Santa Lucía de Tirajana (10.9 euros) is the most economicalIn the province of Santa Cruz de Tenerife, the price has grown by 13.6% in the capital over the last year to 13.3 euros. The biggest increase in the province occurred in San Miguel de Abona (21.6%), followed by Guía de Isora (16.3%). Adeje (19.5 euros) and Arona (18.9 euros) mark the ceiling of the province, while La Orotava (10.7 euros) is the most economical market
For Francisco Iñareta, spokesperson for idealista, “the biggest problem facing the rental market now, as with price increases, is the lack of available supply. The competition that people looking for housing are facing right now is terrible"
"The owners of the scarce available supply receive dozens and dozens of contacts for their properties, and the range of profiles to choose from is immense. And obviously, they always opt for those who offer them greater security, even if they are overqualified profiles," he adds.
A Still Bullish Market
In the fourth quarter of 2025, pressure on the scarce available supply has persisted, continuing to push prices upward, although growth has remained in the single digits: 8.5%, bringing the square meter to 14.7 euros per monthOn a quarterly basis, prices have grown by 1.7%. In the city of **Barcelona**, prices have increased by 1.9% in the last 12 months, but have fallen by 0.4% when compared to September. The square meter has settled at 23.8 euros/m2. Despite price controls, Barcelona remains the most expensive city in Spain
Madrid ends the quarter with an annual increase in housing rental prices of 9.7%, placing the price per square meter in the capital at 22.7 euros. Prices have decreased by 0.1% in the capital over the last 3 months.
