Home sales in the Canary Islands fell by 20% in April compared to the same month in 2022, the second largest year-on-year decrease after the Balearic Islands, where the decrease is 20.7%.
In Spain as a whole, there were 43,311 transactions last April (-8.1%), the lowest figure in two years, after three months of declines, according to data provided this Monday by the National Institute of Statistics (INE).
INE data shows that sales of used homes fell by 9% in April, the largest year-on-year decrease since January 2021; sales of new homes decreased by 4.2% and have fallen in seven of the last eight months.
In the month of April, 158,936 properties were registered in the land registry, 8.5% less than in the same month of the previous year.
86.5% of the sales registered in April corresponded to urban properties, and 13.5% to rustic properties; in the case of urban properties, 57.9% were home sales.
The number of sales of rustic properties fell by 10% in April in annual rate and that of urban properties by 8.2%, and within the latter, home sales registered an annual decrease of 8.1%.
The communities with the most sales per inhabitant were Cantabria and the Valencian Community
Breaking down the data by autonomous communities, the total number of properties transferred registered in the land registry per 100,000 inhabitants reached its highest values in Castilla y León (666), Cantabria (598) and Aragón (596).
Cantabria (14.3%), Extremadura (0.8%) and the Valencian Community (0.3%) registered the only positive annual rates of change, while Balearic Islands, with a decrease of 20.7%; Canary Islands, with a decrease of 20%, and La Rioja, with a decrease of 19.6%, presented the lowest annual rates.
Taking into account the registered home sales, the communities with the highest number of transfers per 100,000 inhabitants were the Valencian Community (166), Cantabria (135) and Andalusia (131).
The regions with the largest annual increases in the number of home sales in April were Cantabria (11.6%), the Valencian Community (6%) and Extremadura (3.7%).
At the other extreme, the largest decreases were recorded in the Basque Country (23.4%), the Balearic Islands (19.6%) and La Rioja (18.6%).
