Sharing a home in the Canary Islands costs 35% more than three years ago

The archipelago is the sixth most expensive autonomous community to rent a room in Spain

The price of a room in the Canary Islands costs on average 432 euros per month, that is, 35.3% more than 3 years ago (since 2022) and 54.1% more than 5 years ago (2020), according to the mid-year study of “Shared Housing in Spain in 2025” based on rental housing prices for the month of July of the last 10 years of the Real Estate Index Fotocasa.

In the last year, the growth in prices has been 4.4%, going from 413 euros/month in July 2024 to 432 euros/month in July 2025.

The order of the autonomous communities that have been affected by the increase in room rentals in 2025 is: Castilla y León (13.5%), La Rioja (12.6%), Madrid (10.2%), Castilla-La Mancha (7.3%), Basque Country (6.3%), Galicia (5.5%), Comunitat Valenciana (4.6%), Andalusia (4.5%), Canary Islands (4.4%), Catalonia (4.2%), Aragon (3.6%), Extremadura (1.7%), Region of Murcia (0.3%), Cantabria (0.1%), Balearic Islands (0.0%), Asturias (-0.8%) and Navarra (-6.1%). On the other hand, in two communities the year-on-year price decreases and they are: Asturias (-0.8) and Navarra (-6.1%).

Regarding prices, there are four communities with a price above 500 euros per month in July 2025 and they are: Catalonia with 618 euros, Madrid with 585 euros, Basque Country with 583 euros, Balearic Islands with 558 euros.

Meanwhile, the Communities with lower prices are: Navarra with 467 euros, Canary Islands with 432 euros, Comunitat Valenciana with 430 euros, Andalusia with 384 euros, Cantabria with 366 euros, Aragon with 360 euros, La Rioja with 338 euros, Galicia with 335 euros, Asturias with 323 euros, Castilla y León with 318 euros, Region of Murcia with 314 euros, Castilla-La Mancha with 289 euros and Extremadura with 251 euros.

But if we look back 5 years (2020), we see that the cumulative increase in the price of rooms has skyrocketed above 40% in eleven communities and they are: Basque Country (66.5%), Comunitat Valenciana (60.6%), Catalonia (56.6%), Madrid (54.3%), Canary Islands (54.1%), Galicia (49.5%), Castilla y León (48.5%), Andalusia (47.9%), Balearic Islands (46.6%) and Region of Murcia (40.6%).
