The average price of a room in the Canary Islands closed 2024 with an annual increase of 11.8%, that is, 440 euros per month, according to the study "Shared Housing in Spain in 2024" based on housing prices for rent in the month of December of the last 9 years of the Fotocasa Real Estate Index.
Thus, the average prices of rooms in one year went from 393 euros per month in December 2023 to 440 euros in December 2024.
The order of the autonomous communities that have been affected by the increase in room rentals in 2024 is: Andalusia (21%), Basque Country (18.8%), Balearic Islands (17.5%), Valencian Community (12.8%), Canary Islands (11.8%), Castilla y León (10.6%), Catalonia (9.3%), Madrid (8.2%), Castilla-La Mancha (7.2%), Galicia (6.8%), Asturias (6.0%), Region of Murcia (4.9%), Extremadura (3.6%) and Aragon (0.7%). On the other hand, in two communities the year-on-year price decreases and they are: Navarra (-0.6%) and Cantabria (-0.1%).
Regarding prices, there are four communities with a price above 500 euros per month in December 2024 and they are: Catalonia with 636 euros, Madrid with 586 euros, Balearic Islands with 574 euros and Basque Country with 573 euros.
They are followed with a lower price by the communities of Navarra with 472 euros, Canary Islands, Valencian Community (428 euros), Andalusia (391), Aragon (358), Cantabria (354), Galicia (329), La Rioja (327), Asturias (315), Region of Murcia (309), Castilla y León (300), Castilla-La Mancha (265) and Extremadura with (242).
By cities of Spain
The largest percentage increases have occurred in Burjassot (36.2%), Málaga capital (23.6%), Seville capital (22.8%), Alcalá de Henares (20.2%), Valladolid capital (18.4%), Palma de Mallorca (15.4%), Alcoy / Alcoi (15.2%), Jaén capital (14.8%), Castellón de la Plana / Castelló de la Plana (14.1%), Getafe (13.3%), Moncada (12.7%), Móstoles (12.0%), Valencia capital (12.0%), Salamanca capital (11.8%), Vigo (11.7%), and Bilbao (11.3%).
On the other hand, the only three cities studied in which the price of rooms has decreased compared to the previous year are Córdoba capital (-4.5%), Santander (-0.9%) and Zaragoza capital (-0.6%).
The Fotocasa study also analyzes the price of the main Spanish municipalities. The three cities with the price above 600 euros per month are: Barcelona capital with 638 euros per month, Bilbao with 621 euros per month and Madrid with 605 euros per month.
Meanwhile, the three most economical cities to rent a room are: Ontinyent with 210 euros, Alcoy with 226 euros/month and Ponferrada with 222.
