The lack of rental housing is one of the most frequent barriers faced by people looking for a house in Lanzarote. They are scarce and those that exist have high prices. On the real estate portal Idealista this Wednesday, only 51 homes are offered for rent on the entire island. The offer does not improve on other reference platforms, on Fotocasa the figure drops to 20, on Tucasa.com to 12 or Pisos.com to 11, on Habitaclia there are 10. Meanwhile, on Yaencontré there are also 10 offers.
In most cases, the ads are repeated and in others, vacation homes sneak in among the long-term rentals. In total, removing the repeated offers and short-term rentals, there are 74 homes for rent on the entire island.
When choosing a home, experts propose the 30% rule. This measure indicates that the rental price should not exceed 30% of the gross salary, discounting debts. Broadly speaking, a person who earns the Minimum Interprofessional Wage (SMI) should not invest more than 378 euros per month in rent.
However, none of the ads published on the aforementioned reference portals offer homes for less than 400 euros. In the case of Fotocasa, the cheapest property advertised is 500 euros. Meanwhile, on Idealista it amounts to 750 euros.
According to the balance published by Idealista, the price of housing in Arrecife, the only municipality dated on the portal, has increased by 17.6% compared to February 2022. Housing is not only more expensive than a year ago, but from January to February 2023 the price increased by 5% in the capital. In addition, the city, the point of the island where most inhabitants are concentrated, has the highest prices in the last five years.
Of the 50 homes offered by Idealista, 27 are in Arrecife, 22 in Teguise, six in Haría, nine in Tías and nine in Yaiza.
