After the break recorded in January, when the rentals of housing in Arrecife decreased compared to December of last year, prices rose again in February, in this case 5.4%, according to the price report of Idealista.com.
In this way, the upward trend recorded during 2022 returns, a year in which eight consecutive months of increases caused the average of rentals in the capital to increase by more than 30%.
However, prices have not yet matched the historical maximum reached in December of last year when the average price per square meter was 10 euros. At the close of February of this year it was at 9.6 euros. The year-on-year increase is 17.6%.
The increase in one year of the average of rental housing throughout the Canary Islands was 14.3%. Prices increased more only in the Balearic Islands with 18.7% and in the Valencian Community with 14.3%.
Barcelona has the highest rents in the country
Catalonia (15.8 euros/m2) remained the region with the most expensive price, followed by the Community of Madrid (15.2 euros/m2), the Balearic Islands (14.5 euros/m2) and the Basque Country (12.8 euros/m2).
In contrast, the cheapest rentals were located in Extremadura (5.8 euros/m2) and Castilla-La Mancha (6.2 euros/m2).
At the provincial level, Barcelona (16.7 euros/m2) continues to be the most expensive province, ahead of Madrid with 15.2 euros/m2, Guipúzcoa with 14.5 euros/m2 and the Balearic Islands with 14.5 euros/m2.
By capitals, Barcelona was the capital with the most expensive rentals with a price of 19.4 euros/m2, followed by Madrid (16.6 euros/m2) and San Sebastián (16.1 euros/m2). Palma (13.6 euros/m2), Bilbao (13.5 euros/m2) and Malaga (12.2 euros/m2) were located afterwards. These last three reached their highest price since Idealista has records.
