Miguel Ángel Gómez (FADEI): “As soon as an apartment goes on sale, it is sold"

The president of the Federation of Associations of Real Estate Companies, states that 2025 will be a "historic year for the real estate sector" due to its level of sales

Following the new report on housing offered by the National Institute of Statistics (INE) in which the strong increase in housing sales is confirmed, specifically 17.9% year-on-year in June, the Federation of Associations of Real Estate Companies (FADEI), speaks of "historic year for the real estate sector".

The real estate sector's employers' association assures that "this new double-digit increase in June only confirms that 2025 will be a historic year for the real estate sector, which will be remembered for great activity after a period of greater caution for the purchase of homes during the previous years due to the sustained increase in interest rates."

The president of the employers' association, Miguel Ángel Gómez Huecas, explained: "As soon as an apartment goes on sale, it is sold, and that is due to the lack of stock to a demand that remains very active."

"Despite a turbulent geopolitical context, this year will be very close to the historical records of the series, which date back to 2007, thanks to economic factors such as a low unemployment rate, stable purchase prices in much of Spain and favorable conditions for access to credit," he added.

The consolidation of new construction in the residential market is evident: "New homes continue to account for around 21% of the total, having increased by more than 25.3% year-on-year. It is logical that this percentage continues to rise due to the construction of new apartments so necessary in the country to expand the supply and control the escalation of prices," emphasizes Gómez Huecas.

The employers' association also highlights that "the behavior of the market in June was very heterogeneous." Cantabria (+41.7%), Aragon (+37.7%), Castilla y León (+35.2%), the Basque Country (+29.2%) or Catalonia (+28.7%) registered significant annual increases in June, while in communities such as the Balearic Islands (+1.2%), Navarra (+1.5%) and the Community of Madrid (+3.7%) the increases were very discreet.
