For the first time in its history, the average price per square meter of housing for sale in Lanzarote exceeded the 3,000 euro mark, according to data provided by idealista.com.
It happened in February, when the average price marked 3,006 euros per square meter. The sharp rise compared to January, when the average price was 2,655 euros, 13.2% more, may have been influenced by the scarcity of properties, especially houses at affordable prices.
In fact, in February, Idealista was only able to gather enough properties to have a reliable calculation in Arrecife, where the average price rose to 2,271 euros, Tías (3,724 euros), and Yaiza (3,609 euros).
In the rest of the municipalities there were not enough homes for it. For the March data, there were enough properties for sale to also offer data from San Bartolomé (2,216 euros) and Teguise (2,964 euros).
The inclusion of properties in San Bartolomé has meant that the average for the real estate portal for the island remains very close to 3,000 euros, currently 2,952 euros.
However, prices have continued to rise compared to February in all municipalities, also in Tías (3,833) Arrecife (2,311) and Yaiza (3,640).
The average price on the island in February was also 25.3% higher than the price with which it closed 2024 and 54.4% higher than 2019, when the average price had not yet exceeded the barrier of 2,000 euros.
During the pandemic, the price experienced certain drops but rebounded significantly in subsequent years.
