Construction in the Canary Islands: building permits skyrocket in the first four months

Collective housing drives the rebound in visas in the Canary Islands, with 1,796 units and a 54.6% year-on-year increase

Canarias has accelerated the pace of new residential construction in the first four months of 2026, with 2,287 homes approved between January and April, compared to the 1,710 registered in the same period of the previous year. This is 577 more homes and an increase of 33.7%, according to data from the Ministry of Transport and Sustainable Mobility, corresponding to new construction management approvals. 

The trend is particularly significant in the area of new construction, where approvals have gone from 1,528 homes between January and April 2025 to 2,087 in the same period of 2026, representing a growth of 36.6%. This figure is especially relevant for a future snapshot, as it reflects the volume of new projects moving towards the construction phase. 

Within new construction, the main driver comes from block or collective housing, which goes from 1,162 homes approved between January and April 2025 to 1,796 in the same period of 2026. In this regard, it is 634 more homes, an increase of 54.6%. 

The performance recorded in this first four-month period continues the growth experienced in 2025, when Canarias closed the year with 5,604 homes approved, 34% more than in 2024, which closed the year with 4,176 homes approved. 

In this regard, the councillor for Public Works, Housing, and Mobility of the Government of Canarias has pointed out that "the trend in the first four months of 2026 therefore confirms that the increase in residential activity is not a one-off event, but rather maintains a positive trend". 

“The data from the first four months of the year shows that residential activity is growing strongly in Canarias and, especially, that new construction is growing, which is what allows us to generate new housing supply”. 

Likewise, Rodríguez highlighted the performance of block or collective housing, with a growth of 54.6%, and pointed out that "we are talking about hundreds of new projects that are entering the construction process and anticipate greater housing production in the coming years". 

The councillor explained that, if the trend recorded during the first four months of the year is maintained, “Canarias could close 2026 with around 7,500 homes approved. This would represent approximately 1,900 more homes approved than in 2025 and would consolidate, for the second consecutive year, very intense growth in residential activity in Canarias”. 

To this end, the Government of the Canary Islands maintains as one of its priorities the increase in the residential supply, especially affordable housing, along with land mobilization, the reduction of administrative times, and the promotion of new collaboration formulas between the public and private sectors, insisting that "this increase is a consequence of the work carried out during this legislature and of the measures promoted to facilitate and expedite the generation of new housing, including Decree-Law 1/2024 and Law 7/2026, which are contributing to creating the necessary conditions to increase residential housing".

In addition, Rodríguez has underlined that "permits are an indicator of residential activity, so they are a positive sign that shows that projects are entering the construction process, and the Canary Islands need to maintain and intensify this pace", while concluding by insisting that "maintaining sufficient housing production for years will allow us to respond to the needs of families and sustainably increase the residential supply in the islands".
