The Tías City Council, governed by PSOE and Unidas Sí Podemos, approved this Thursday in an extraordinary plenary session to expedite the definitive approval of the Third Plan for Modernization, Improvement and Increase of Competitiveness of Puerto del Carmen (PMM) and allow the reclassification of land that allows the creation of public housing.
The mayor, José Juan Cruz Saavedra, explained that this planning includes the creation of a large public land bank to house all types of facilities and general systems of interest to the residents of the municipality, an approximate area of 233,000 square meters.
The PMM hosts 43 private and 13 public actions. Three of the private actions are for residential use and their viability implies that 30% of the uses from them are allocated to public housing, “which makes the municipality of Tías one of the pioneers at a Canary Islands level in the reservation of land for the creation of public housing, and within a framework of economic sustainability that allows its immediate execution.”
Cruz Saavedra pointed out that “we are carrying out a viable proposal both from an urban planning point of view and from an economic point of view for the development and urban improvement of Puerto del Carmen. In these terms, we have had the involvement of the entire business sector of the municipality”.
The Councillor for Urban Planning, Ulpiano Calero, stressed that the PMM includes 36 actions, among which is included both the renovation of obsolete tourist and commercial establishments as well as actions in complementary facilities. Calero also emphasized the viability granted to the development of the three sectors of unconsolidated urban land.
The Plan indicates that the renovation actions of Puerto del Carmen enhance the tourist destination and improve the quality of life of residents, to which is added the direct economic impact that this entails for the entire economy of the island, particularly for the municipality.
The City Council estimates to obtain in eight years direct revenues exceeding 50,993,335 euros, given that the PMM contemplates a forecast of capital gains of 6.8 million euros, revenues in concept of public land assets of 38.1 million euros derived from 10% of average utilization, revenues foreseen for ICIO and licenses estimated at 6 million and an annual estimate for increases in taxes such as IBI of 1.4 million.
Similarly, they highlight that this Plan foresees, in the space of the former Daos school, the creation of a new general and island system, managed by the Cabildo de Lanzarote, to house the Island Strategy for Accessibility and Inclusion, which is based on social care, education, employment, universal accessibility, tourism, sport and citizen participation.
