Platforms will have to remove 13,726 more vacation rental ads in the Canary Islands

According to the Ministry of Housing, three of the ten Spanish municipalities with the most vacation homes without the national registry number, are in the Canary Islands archipelago

The Ministry of Housing and Urban Agenda (MIVAU) has notified online platforms of the existence of 86,275 illegal tourist and temporary housing units throughout Spain so that they remove their advertisements. Of these, 13,726 are located in the Canary Islands.

These are homes that have requested the number for short-term rental registration, but have not obtained it because they do not meet the requirements

Andalusia is, by far, the autonomous community with the highest number of revoked mandatory registration applications (21,872). Next, the Valencian Community (14,387) and the Canary Islands (13,726) are also located at the
top of the table in terms of denied registrations.

Spain has been the first country in the EU to adapt the Community regulations that oblige the creation of a single registry of short-term rentals. Since last July, said code has been mandatory, which is granted by the Property Registrars and which is shared with the platforms through the Digital Single Window of the Ministry of Housing and Urban AgendaOnce this Ministry notifies, the different platforms operating in this sector must proceed with the mandatory removal of advertisements related to these properties, which may be being marketed on several of them at onceOf the 412,253 registration requests, of which 320,620 (78%) correspond to tourist rentals, while the remaining 91,608 requests (22%) correspond to non-tourist rentals; that is, seasonalThe great anomaly in that area is the Community of Madrid, where 83% of the applications correspond to seasonal housing. Specifically, 21,978 of the 26,355 applications received are for seasonal accommodations and 4,377
for tourist accommodations.

In municipalities, Madrid leads the ranking of municipalities with the highest number of revoked applications for the use of housing in the tourism sector, with a total of 5,344. It is followed by Barcelona (with 5,005 denied), Marbella (2,993), Seville
(2,659), Valencia (1,874), Malaga (1,845), Torrevieja (1,240), San Bartolomé de Tirajana (1,056), Adeje (1,019) and Arona (942)
