Housing agrees with Airbnb to remove ads for tourist apartments that do not have a registration code

The company has committed to submit monthly information on the ads that are advertised on its platform

The Ministry of Housing and Urban Agenda and Airbnb met this Tuesday to address the identification and removal from this platform of tourist apartment ads that do not have a legal registration code.

In a meeting held this Tuesday at the ministerial headquarters, the company has committed to submit monthly information on the ads that are advertised on its platform, in order to facilitate compliance with state regulations.

Spain has been the first country in the European Union to transpose the European regulations relating to the single register of short-term rentals, through the Digital Single Window. The objective is to "end fraud in tourist or seasonal rentals that collides with the right to decent housing for citizens", according to the Ministry.

From August 2025, Airbnb will send Housing the information required by the regulations on a monthly basis, including the corresponding state and regional registration numbers, depending on the type of offer announced by the hosts.

As agreed, Airbnb will remove those ads that present irregularities in the national registry. In these cases, the platform will notify the hosts in advance, offering them a period to correct the defects before proceeding with the final removal, unless it derives from a revocation of the state registration number, in which case it will occur within 48 hours of notification from the Ministry.
