Canary Islands registered 1,959 home sales in May, 9.5% less than in the same month of 2025, with prices rising in the islands by an average of 13.7%, to stand at 2,516 euros per square meter, according to data from the General Council of Notaries.
In the country as a whole, home sales intensified their fall in May, registering an 11.8% year-on-year decrease, while the price of housing increased by 8.8% to 2,049 euros/m².
With this new setback, home sales have accumulated eight consecutive months of declines, which began in October 2025 (-1.9%) and continued in November (-2.4%), December (-1%), January (-11.4%), February (-7.7%), March (-4.7%), and April (-10.2%) and May (-11.8%).
All of this in a market that has a housing deficit to meet growing demand, which is driving up prices and making access difficult, especially for young people and those with fewer resources.
Apartment purchases decrease by more than 14%
In May, 55,761 sales were recorded. By type of housing, apartments decreased by 14.1% year-on-year, reaching 41,211 units, while single-family homes decreased by 4.7% year-on-year, reaching 14,550 units.
Notaries also detected a 2.2% decrease in the average housing area in Spain.
Transactions decreased in 14 communities, with the largest adjustments recorded in the Valencian Community (-35.8%); Balearic Islands (-20.6%); Cantabria (-19.7%); Asturias (-17.4%); Basque Country (-13.6%); and La Rioja (-11.7%).
In the Community of Madrid, they decreased by 10.6% and in Catalonia by 4.1%. On the other hand, increases were recorded in Navarra (8.2%), Castilla-La Mancha (4.5%), and Extremadura (0.2%).
Balearic Islands lead price increases
In May, the price per square meter rose by 8.8% year-on-year in Spain. In 16 out of the 17 autonomous communities, housing prices increased, with Galicia being the only community where it fell, by 6.8%.
The largest price increases occurred in the Balearic Islands (16.3%); Castilla-La Mancha (15.4%); Andalusia (14.4%); Canary Islands (13.7%); Navarra (13.5%); Cantabria (12.3%); Valencian Community (11.9%); Murcia (10.7%); Community of Madrid (9.2%); Asturias (8.5%); and Catalonia (8.2%).
The prices of apartments had an increase of 14% with respect to the same month of the previous year, reaching 2,455 euros/m², while the price of single-family homes averaged 1,445 euros/m², registering an increase of 2.7%.
Mortgages for housing fall by 4%
On the other hand, the granting of mortgage loans for the acquisition of housing fell in May by 4% year-on-year, to 30,577 operations. The average amount of these loans increased by 3.9%, reaching 181,976 euros.
The percentage of purchases of homes financed through a mortgage loan stood at 54.8%. In these operations, the loan amount represented, on average, 72.5% of the price of the home.
Mortgage loans for the acquisition of housing decreased in ten autonomous communities, with the largest adjustments being in the Valencian Community (-26.1%); Asturias (-15.4%); Castilla y León (-12.3%) or Aragón (-9.8%).
The increases occurred, for their part, in six communities: Castilla-La Mancha (14.2%); Catalonia (3.4%); Andalusia (1.5%); Canary Islands (1.1%); Extremadura (1%) and Murcia (1%). For their part, in the Basque Country they remained stable compared to the previous year.
