The supply of homes for sale has decreased by 10% in the province formed by Lanzarote, Gran Canaria, and Fuerteventura during the first quarter of 2026, compared to the same quarter of 2025, according to a study published by idealista, the real estate marketplace of Southern Europe.
The percentage drop coincides with the average recorded nationally. In contrast, there has been a 2% increase in housing availability in the province of Santa Cruz de Tenerife, the only one where it has grown along with Madrid, (+9%).
In all other provinces, the supply has decreased. The smallest drops have occurred in the provinces of Valencia (-3%), Barcelona, Málaga, and Seville (-6% in all 3 cases).
Zamora, for its part, has experienced the largest reduction in supply, reaching 34%. It is followed by Palencia (-33%), Salamanca (-29%), Ávila (-24%), Vizcaya, Guipúzcoa, and Valladolid (-23% in the 3 provinces).
According to Francisco Iñareta, spokesperson for idealista, “the supply of homes for sale is evolving at two speeds. Most of the country continues to lose homes on the market at a high rate, but the most dynamic markets, on the other hand, are beginning to see their stock increase, significantly in some cases. The strong price increases recorded in these cities appear to be the main cause of these increases, as in many cases they have become unaffordable for demand. The withdrawal of these potential buyers reduces the pressure on the existing supply, which could, in turn, lead us to a trend towards price stabilization.”
Provincial Capitals
Only seven capitals have seen the volume of homes for sale grow in this period, and in all cases, these are very dynamic markets and large cities. The largest increase occurred in the city of Madrid, where supply has grown by 17%. It is followed by Valencia (13%), Santander (6%), Barcelona (6%), Seville (5%), Málaga (3%), and Santa Cruz de Tenerife (2%). In Cuenca, on the other hand, the supply of homes for sale has remained stable.
All other capitals now have fewer homes for sale than a year ago. The largest drop occurred in Zamora, with a collapse in supply that reached 44%. It is followed by Palencia (-43%), Ourense (-37%), Salamanca (-35%), Segovia (-32%), Soria (-31%), and Ceuta (-31%). With drops of less than 30% are Burgos (-28%), Huesca (-27%), Oviedo (-26%), Valladolid (-25%), and Jaén (-25%).
Although the increases have been majority in large markets, the supply has been reduced by 19% in Bilbao, while the fall has been 12% in San Sebastián. In Alicante the supply of homes for sale has decreased by 5%, while in Palma the fall has been 4%.
