The month of January has closed with an year-on-year increase in the price of rent in Spain of 8.1% and stands at 15 euros per square meter, according to the latest price report published by idealista.com. This figure represents an increase of 3.4% in the last three months and a rise of 1.7% compared to the last monthIn Canary Islands the growth of prices in the last twelve months has been of 7.8% up to 15.3 euros per square meter. Only the Community of Madrid (21.1 euros), Balearic Islands (19.1 euros) and Catalonia (18.7
euros) exceed that price.
In the province of Las Palmas the average price is 15.4 euros, which makes it the sixth most expensive province in the country to rent. Only the provinces of Madrid (21.1 euros), Barcelona (20.4 euros), Baleares (19.1 euros/m 2 ), Guipúzcoa (17 euros), Málaga (16.7 euros), Santa Cruz de Tenerife and Las Palmas (15.3 euros in both provinces).
The rental price rises in 49 Spanish provinces in the last year, with the only exception of Girona (-0.6%). The biggest increases have been seen in Ciudad Real (14.4%), Ourense (13.4%), Segovia (12.8%) Jaén and Burgos (12.6% in both cases). On the other hand, Barcelona (1.3%), Teruel (2.6%), Álava (3%) and Lleida (5.3%) register the smallest increases. In the Community of Madrid the increase was 10.5%.
All Spanish capitals analyzed by idealista have higher prices compared to January of last year. The most pronounced increase is that of Soria where landlords' expectations rose by 15.1%, followed by increases in Ciudad Real (13.5%), Lleida (13.2%), Burgos (12.4%) and Zamora (12.1%). On the other hand, Ávila (0.8%) is the capital with the least pronounced increase in the last year, followed by Girona (1.4%), Barcelona (1.5%) and
Almería (2.8%)
The behavior of rents in the main markets of the country has been totally bullish as rent rises in Madrid (9.9%), Alicante (8.9%), Valencia (8.7%), Palma (7.7%), Seville (6.2%), Malaga (5.6%), San Sebastián (4.4%) and Bilbao (4.3%).
Despite being among those that rise the least, the city of Barcelona continues to be the capital with the most expensive rents with a price of 24 euros, followed by Madrid (23.1 euros) and San Sebastián (18.5 euros/m 2 ). They are followed by Palma (18.4 euros), Valencia (16.3 euros/), Malaga (16 euros) and Bilbao (15.7 euros)
