Canary Islands, the only region in Spain where the average rent has fallen compared to the previous year

In contrast, at the national level, the average rent in December was 16.6% higher than twelve months prior

The average rental price per square meter in the Canary Islands in December 2025 was 13.08 euros, a monthly increase of 0.52%. Compared to December 2024, it fell by -0.78%, making it the only region to adjust its rental rates in Spain, according to the annual report on rental prices from pisos.com.

Canarias was the fifth autonomous community with the most expensive monthly rent for tenants, behind Madrid (21.77 euros), among others. For its part, rental housing in Spain had an average price in December 2025 of 14.21 euros per square meter. This figure marked a monthly increase of 0.92%. The quarterly rise was 3.05% while the semi-annual increase reached 6.12%. Year-on-year, there was an increase of 16.67%.According to Ferran Font, director of Studies at pisos.com, "the search for a rental property that is reasonably aligned with the average tenant's salary and located in the area where they go about their daily lives has become a complex, frustrating, and, in many cases, disheartening process."

Compared to November 2025, the province of Santa Cruz de Tenerife (0.18%) registered a less intense increase than Las Palmas (2.03%). In the year-on-year variation, Santa Cruz de Tenerife (-4.99%) was the only Spanish province to fall, while Las Palmas (6.92%) increased its rents. With 13.95 euros per square meter in December 2025, Las Palmas was the sixth most expensive province in the country, while Santa Cruz de Tenerife, with 12.14 euros, was the seventh.

Regarding the Canary Islands capitals, Las Palmas de Gran Canaria (0.44%) grew slightly last month, while Santa Cruz de Tenerife (-0.27%) showed a moderate decrease. Year-on-year, Santa Cruz de Tenerife's cut (-1%) was less pronounced than that of Las Palmas de Gran Canaria (-4.41%). In terms of average monthly rents, Las Palmas de Gran Canaria (€13.68/m²) was the ninth most expensive in Spain, while Santa Cruz de Tenerife (€11.84/m²) was somewhat more affordable
