On the island of Lanzarote, the square meter reached an average of 2,822 euros in May, 17.4% more than it cost a year ago when it marked 2,437 euros.
But some municipalities are experiencing greater increases than others. In the last year, the largest increase occurred in Teguise, where homes rose by 17.1% to 2,727 euros per square meter, according to data from idealista.com.
Within Teguise there are also large variations that have expanded enormously in the last twelve months. Idealista.com offers detailed data from Costa Teguise and Tahíche that illustrate the phenomenon.
In the first town, prices have skyrocketed by 30.7% in the last year to 3,584 euros per square meter. A year ago it cost 2,741 euros.
Thus, an 80-meter apartment in the coastal town costs 286,720 euros on average today, which is 67,400 euros more than a year ago.
Meanwhile, in Tahíche, prices have not only not risen, but have fallen by 2.1%. If in May 2024 the square meter was at 1,933 euros, now it costs 1,892.
Thus, if a year ago an apartment in Costa Teguise cost 37.5% more than it cost in Tahíche, now the difference amounts to 89.4%.
Canary Islands and the rest of the communities
The Canary Islands as a whole has experienced positive variations in the price of second-hand housing and, specifically, closes the second quarter of 2025 with the most pronounced quarterly increase since 2005; an 8.1%, and an interannual increase of 20.1%, according to data from the Fotocasa Real Estate Index.
These increases detected in June place the price of housing for sale at 3,100 euros per square meter.
In the provinces, this second quarter of 2025 is presented with two quarterly increases and two interannual increases. The provinces with the highest to lowest quarterly increases are: Santa Cruz de Tenerife (10.5%) and Las Palmas (6.6%).
The order of the provinces with the highest housing price is Santa Cruz de Tenerife with 3,476 euros/m2 and Las Palmas with 2,576 euros/m2.
The Community with the highest quarterly increase is Andalusia with 8.5%, followed by Comunitat Valenciana (8.4%), Region of Murcia (8.4%), Asturias (8.1%), Canary Islands (8.1%), Cantabria (7.5%), Catalonia (5.5%), Madrid (5.2%), Aragon (4.1%), Galicia (3.9%), Castilla-La Mancha (3.4%), Basque Country (3.4%), Navarra (3.1%), Extremadura (3.1%), La Rioja (2.6%), Castilla y León (2.3%) and Balearic Islands (1.6%).
Regarding the classification of prices by communities, the Balearic Islands occupies the first place and exceeds the barrier of 5,000 euros for the second month, specifically 5,048 euros are paid for the Balearic Islands. The Balearic Islands reaches maximum prices in five of the first six months of 2025, exceeding the prices of the Fotocasa Index records.
In the order of prices, the communities of Madrid with 4,788 euros, Basque Country with 3,520, Canary Islands with 3,100, Catalonia with 3,080, Andalusia with 2,559, Comunitat Valenciana with 2,398 euros, Cantabria with 2,288 euros, Navarra with 2,121, Asturias with 2,032, Galicia with 1,990, Aragon with 1,822, La Rioja with 1,717, Region of Murcia with 1,711, Castilla y León with 1,627, Extremadura with 1,265 and Castilla-La Mancha with 1,244.
