Affordable housing is disappearing from the map. Nationally, 29.5% of homes for sale are priced below 150,000 euros, while, at the other end of the spectrum, 22.76% exceed 500,000 euros, according to data from pisos.com.
In Lanzarote, only 5.4% of homes for sale cost less than 150,000 euros, while 43.6% exceed half a million.
At the Canary Islands level, 30.31% of homes exceed 500,000 euros. "Madrid and the Canary Islands have consolidated in recent years as high-demand destinations, both for work reasons and for quality of life. This has generated an alarming price escalation," explains Ferran Font, Director of Studies at pisos.com.
By autonomous communities, the Balearic Islands have the highest prices, with 67.3% of properties above 500,000 euros. In the Community of Madrid, approximately one in every three properties (32.6%) exceeds half a million euros, positioning it as the second most expensive market in the country.
After the Canary Islands (30.3%), in third place, the highest percentages of houses exceeding half a million euros are found in the Basque Country (26.9%), Andalusia (25.7%), the Valencian Community (23.8%), and Catalonia (21.5%) above half a million.
On the opposite end of the spectrum are several communities in the interior of the peninsula. Extremadura leads the ranking of affordable markets, with 60.5% of homes for sale below 150,000 euros and barely 2.8% exceeding 500,000 euros.
Aragon (60.61%), Castilla y León (55.68%), and Castilla-La Mancha (57.75%) show similar percentages, with more than half of their offerings concentrated in the lower price segment.
