Up to 11,000 euros in subsidy to buy a house in Lanzarote if you are 35 years old or less

The ICAVI calls for aid for the acquisition of housing for young people up to 35 years of age. The application can be submitted until next May 18th.

The Department of Public Works, Housing and Mobility, headed by Pablo Rodríguez, through the Canary Housing Institute (ICAVI), has published today in the Official Gazette of the Canary Islands (BOC) the call for subsidies for the promotion of housing acquisition by young people in the Canary Islands corresponding to the 2026 fiscal year.

This initiative is part of the strategy of the Government of the Canary Islands to respond to one of the main social challenges of the archipelago, access to housing. In this context, the aid is aimed at facilitating the emancipation of the young population, supporting the purchase of their first home as a habitual and permanent residence.

The call, with an allocation of 3 million euros, considers eligible for subsidy the acquisitions formalized between January 1, 2025, and the end of the deadline for submitting applications, which will remain open for 20 calendar days from the day following its publication in the BOC, ending on May 18, 2026, inclusive.

The applications must be submitted preferably electronically through the headquarters of the Gobierno de Canarias, by means of digital certificate, Cl@ve system or other enabled mechanisms. The official model will be available on the website of the Instituto Canario de la Vivienda.

The call incorporates criteria that broaden the scope of the aid, allowing access to homes of up to 170,000 euros in capital islands and up to 200,000 euros in non-capital islands or in the case of large families, thus adapting the program to the reality of the residential market in Canarias. The maximum subsidy, not counting the expenses and taxes inherent to the acquisition, amounts to 11,000 euros per beneficiary.

Young people up to 35 years old who have acquired an already built home intended for their habitual residence, through a public deed formalized within the established period, will be able to benefit from these aids. The home must be located in any municipality of Canarias and respect the fixed price limits, excluding taxes and associated expenses.

In addition, applicants must have Spanish nationality or legal residence in Spain, have financed at least 50% of the acquisition cost through a mortgage loan and prove that the income of their cohabitation unit does not exceed the limits established based on the IPREM: three times generally, four in cases of general category large families or disability, and up to five times in specific situations.

Among the requirements, the registration in the acquired dwelling —or its prior application— before the end of the term is also required, as well as the commitment to destine it for habitual residence for at least five years, a period in which it may not be sold or rented without express authorization from the Canarian Housing Institute.
