If the increase in housing prices in Lanzarote is around 17% per year, there is a town on the island that doubles that ratio, it is Costa Teguise, where prices are 31.9% higher than twelve months ago.
Thus, an 80-meter apartment in the coastal town already costs 72,400 euros more than a year ago, according to data from idealista.com.
The square meter in the Teguise city reached 3,737 euros per square meter last July, 900 euros more than twelve months ago and 1,000 euros more than in May last year, fourteen months ago when it amounted to 2,741 euros.
A quite different story from the one experienced during the pandemic in the coastal town, a time when prices were falling, although at a much slower rate than they are now growing.
Then they went from 2,259 euros per square meter in February 2019 to reach the minimum during the pandemic in March 2021, when the square meter marked 2,038 euros.
From there they began to rise. The first year, until March 2022, they rose by 12.6%.
The following year, until March 2023 another 8.9%, while the third year after the pandemic, in March 2024, another growth of 2.3% was added.
But the great increase in prices has occurred in the last year. In March 2025 it had grown by 34.5% compared to the previous March.
