The purchase of houses by foreigners falls 11% in the Canary Islands

The archipelago registers the largest drop in home purchases by foreign individuals in the entire country, only behind the community of Madrid

The sale and purchase of free housing by foreigners fell by 4.4% year-on-year in Spain in the second half of 2025, while in Canary Islands the fall is 10.8%.

In the second half of last year, foreigners bought 66,629 free homes in Spain, 18.4% of the total, compared to 19.5% registered in the same period of 2024 and 20.9% in 2023, according to the General Council of Notaries.

Only in Madrid did it fall more than in the Canary Islands (-20.3%) and after the Canary Islands, the largest decrease occurred in the Balearic Islands (-10.2%). For its part, the most intense growths occurred in Castilla-La Mancha (21.5%); Extremadura (13.8%); Aragon (11%) and Castilla y León (10.4%).

 

Resident foreigners account for almost 63% of foreign operations

The resident foreigners accounted for 62.8% of operations, 3.3% more. However, those of non-residents fell by 15.1% and accounted for the remaining 37.2% in a context marked by the end of golden visas and the Government's announcement to fiscally penalize acquisitions by non-resident non-EU citizens.

According to the notaries, the volume of foreign purchases and sales fell in the second half compared to the previous one, both among residents and non-residents. In the latter, the adjustment occurs after the strong post-pandemic growth, with a peak in 2022.

Among resident foreigners, despite the slight setback compared to the first half of 2025, they reached the second largest historical volume.

The purchase and sale of free housing by foreigners increased in nine autonomous communities and decreased in eight of them.

In the second half of 2025, sales made by non-resident foreigners were concentrated in the Valencian Community, with 9,926 transactions (40% of the total); Andalusia with 6,263 sales (25.3%); Catalonia (2,151; 8.7%); Murcia (1,933; 7.8%) or the Canary Islands (1,843; 7.4%).
