In the third quarter of 2026, rental housing ads published on idealista nationwide received an average of 43 contacts before being removed, compared to the 8 they received in the same period of 2018.

This represents an increase of 405% in eight years, according to a study published by idealista.

In the case of the province of Las Palmas, made up of Lanzarote, Fuerteventura, and Gran Canaria, the growth has been 359%.

If in 2018 each ad in the province received a total of eight messages, it currently amounts to 36, meaning it has multiplied by 4.5, and in the specific case of Lanzarote, it is very likely to be higher given the scarcity of rentals on the island compared to other islands like Gran Canaria.

In the country as a whole, Lleida is the province where competition for each rental property has grown the most since 2018, with 1,971%.

It is followed by Cuenca (1,299%), Burgos (1,292%), Zamora (1,141%), and Tarragona (1,008%). Above 900% are also Guadalajara (998%), Palencia (975%), Ourense (970%), Vizcaya (944%), Zaragoza (928%), and Badajoz (913%).

The provinces with the lowest increase are Baleares (221%), Santa Cruz de Tenerife (226%), Málaga (255%), Almería (258%), and Alicante (280%). Barcelona (743%) and Madrid (363%) are in an intermediate position. In no province has the increase been less than 200%.

Regarding provincial capitals, competition among families for each ad has grown in a generalized way, and it has done so with particular intensity in medium-sized and small cities.

In eight provincial capitals, the number of interested parties per property has increased by more than 1,000% since 2018: Lleida (3,036%), Tarragona (1,899%), Guadalajara (1,629%), Burgos (1,391%), Zamora (1,377%), Cuenca (1,079%), Huelva (1,059%), and Palencia (1,021%). They are followed by Oviedo (958%), Soria (915%), Castellón de la Plana (909%), Valladolid and Ourense (both with 896%), and Badajoz (885%).

Among large cities, the largest increase has occurred in Zaragoza (974%), followed by Bilbao (740%) and Barcelona (714%). Further behind are Alicante (471%), Málaga (446%), Palma (418%), Valencia (397%), San Sebastián (372%), Sevilla (362%), and Madrid (318%). In absolute terms, Barcelona has gone from 11 to 92 contacts per ad and Madrid from 12 to 49.

On the opposite side, the smallest increases are recorded in Cádiz (190%), Madrid (318%), Seville (362%), San Sebastián (372%), Valencia (397%), and Lugo (405%). Guadalajara (137 contacts), Vitoria (131), Tarragona (125), and Pamplona (117) are today the capitals with the highest number of interested families per dwelling.
