Renting a room in the Canary Islands costs 48% more than five years ago, but less than the national average

The archipelago ranks sixth among the autonomous communities with the highest prices for renting a room in a shared apartment

The price of renting a room in Canary Islands costs an average of 452 euros per month, that is, 48% more than 5 years ago (since 2020) and 63% more than 10 years ago (2015), according to the mid-year study of “Shared Housing in Spain in 2025” based on rental housing prices in December of the last 10 years from the Fotocasa Real Estate Index.

Thus, the average prices of rooms **went from 440 euros/month in December 2024 to 452 euros/month** in December 2025. This is the highest monthly price recorded in the last 10 years of analysis, despite the fact that the increase **in one year has barely risen by 2.9%** (annual value 2025)

The shared housing market in the Canary Islands registered a new advance in 2025, with an annual increase of 2.9%, placing the average price of a room at 452 euros per month. Although the year-on-year increase is moderate, this amount represents the highest monthly price reached in the last ten years of analysis, confirming a clearly upward long-term trend.

"In fact, renting a room in the archipelago is now 48% more expensive than five years ago and 63% more than a decade ago. This trend is not uniform within the community, as there are significant differences between capitals: while Santa Cruz de Tenerife exceeds 500 euros per month, Las Palmas de Gran Canaria is at a lower level, although close to the regional average, which reflects the diversity of market pressure depending on the island and the city," **points out the Director of Studies and spokesperson for Fotocasa, María Matos.**

The order of the autonomous communities affected by the increase in room rental prices in 2025 is: Castilla-La Mancha (12.5%), Cantabria (8.2%), Extremadura (8.0%), Castilla y León (4.9%), Galicia (4.0%), Madrid (3.7%), Comunitat Valenciana (3.1%), Región de Murcia (3.1%), Canarias (2.9%), Navarra (2.5%), Asturias (2.3%), La Rioja (2.0%), Aragón (1.9%), Basque Country (1.2%), Balearic Islands (1.0%), and Catalonia (0.4%). On the other hand, the community where the annual price decreases is Andalusia (-3%).

Regarding prices, there are four communities with a price above 500 euros per month in December 2025, and they are: Catalonia with 638 euros/month, Madrid with 608 euros/month, the Balearic Islands with 580 euros/month, and the Basque Country with 580 euros/month. Following them with lower prices are the communities of Navarre with 483 euros/month, the Canary Islands with 452 euros/month, the Valencian Community with 441 euros/month, Cantabria with 384 euros/month, Andalusia with 379 euros/month, Aragon with 364 euros/month, Galicia with 342 euros/month, La Rioja with 333 euros/month, Asturias with 322 euros/month, the Region of Murcia with 318 euros/month, Castile and León with 315 euros/month, Castile-La Mancha with 298 euros/month, and Extremadura with 261 euros/month.
