Renting a room accounts for 22% of salary in the Canary Islands

Renting a room requires a higher percentage of salary only in Catalonia, Balearic Islands, Madrid and the Basque Country

The average Canary Islander dedicated 22% of their gross salary to paying for a room rental in 2024, compared to 20% in 2023, according to the study Relationship between salaries and shared housing in 2024” based on data from the average salaries of job offers on the InfoJobs platform and the average prices of rooms in shared flats from the Fotocasa Real Estate Index.

In 2024, the price of a rental room in Canary Islands closed with an annual increase of 11.8% and set the price in December at 440 euros/month. The average gross salary of job offers in the Canary Islands registered by InfoJobs in 2024 was 23,686 euros (1,974 euros gross per month if we divide it into 12 payments), therefore, Canary Islanders had to dedicate 22% of their salary to paying for a rental room. 

“The percentage of salary destined to share housing has increased 8 points in the last five years, and everything indicates that it will continue to grow if prices continue to rise and salaries do not evolve at the same rate. Sharing a flat has consolidated as the only realistic alternative to stay below the 30% threshold of effort recommended by organizations such as the Bank of Spain or the OECD, comments María Matos, director of Studies and spokesperson for Fotocasa.

 

Catalonia, Balearic Islands, Madrid, Basque Country and Canary Islands the most expensive

In the last year, in 13 of the 17 autonomous communities analyzed, the money destined to pay for the rent of a room has increased, while, in two of them, the percentage has decreased (Navarra and Aragon). In Catalonia, one of the communities that allocates the highest percentage of its salary to paying for a rental room, has gone from allocating 27% of gross salary in 2023, to 28% in 2024.

If we analyze in detail Catalonia, we see that the price of a rental room closed 2024 with an annual increase of 9.3% and set the price in December at 636 euros/month. Taking into account the average gross salary in Catalonia registered by InfoJobs, which in 2024 was 26,951 euros (2,246 euros gross per month if we divide it into 12 payments); this means that Catalans have to allocate 28% of their gross salary to paying for a room. 

Seeing the data as a whole, the order of the autonomous communities that dedicate more money from their salaries to pay for the rent of a room is: Catalonia (28%), Balearic Islands (25%), Madrid (25%), Basque Country (24%), Canary Islands (22%), Comunitat Valenciana (20%), Navarra (20%), Andalusia (17%), Aragon (16%), Cantabria (16%), Galicia (16%), La Rioja (15%), Castilla y León (14%), Asturias (14%), Región de Murcia (14%), Castilla-La Mancha (13%) and Extremadura (12%).
