Most of Lanzarote's population lives in stressed areas

Playa Blanca, Tías and Costa Teguise are the most stressed areas, although rent plus supplies also exceeds 30% in many other locations

Stressed housing areas in Lanzarote, according to the analysis by Atlas Real Estate Analytics

The new Housing Law of the central government establishes that an area will be considered stressed when either rent plus supplies exceeds 30% of the median income of the households that live there, or the price of housing has risen in the last five years at least three percentage points above the CPI.

With the first parameter, a study by the consultant Atlas Real Estate Analytics, which applies data science tools to the real estate market, proves that the municipalities of Arrecife and Tías in their entirety are stressed areas, as well as the south of Yaiza, the north and south of the municipality of Teguise and the coastal area south of the municipality of Haría.

In all these places on the island, the effort rate, that is, the percentage of disposable income of the family unit that is allocated to rent and basic housing expenses, exceeds 30%, so the regional government may declare them stressed areas through the new law.

Other areas could also be added to these, for which the consultant did not have enough rental offers to analyze their situation, which gives an idea of the lack of available housing. This group includes the north of the municipality of Yaiza, the Villa de Teguise and Nazaret, La Graciosa, Mala, Guatiza and the capital of Haría.

 

Playa Blanca and Tías are the most stressed areas

In Arrecife, the median income of households amounts to just under 27,000 euros and the price of rent plus expenses exceeds 800 euros, so the effort rate is 35.7%.

In the south of Yaiza, from Montaña Roja to Papagayo, including Playa Blanca, the median income of households is 26,845 euros, while rent and expenses average more than 1,500 euros, which is equivalent to an effort of 68.1%.

In Puerto del Carmen and surroundings, which includes Los Pocillos, Barranco del Quiquere, los Canalones and Los Mojones, the median income is 23,761 euros, while rent and supplies cost on average more than 1,600 euros, so the effort rate reaches 81%.

The capital of the municipality, Tías, as well as the towns in its vicinity, that is, Tegoyo, Conil and Masdache, would also be a stressed area. There, the median income does not reach 32,000 euros, while an average rent and its supplies reach 936 euros on average. The effort rate is 35.2%.

The same happens with the towns of Macher or La Asomada, where the median income does not reach 32,000 euros, while a rent with expenses is close to 1,300 euros, which represents an effort rate of 45.1%.

 

In Costa Teguise, rent takes half of the income

In Costa Teguise, the effort rate is equivalent to half of the income, since the median income is around 31,500 euros, while the price of rent plus expenses exceeds 1,300 euros.

Also on the other side of the municipality between Tiagua and Caleta de Famara, there is another stressed area. The study calculates the median income in the area at 31,600 euros and an average rent plus expenses exceeds 850 euros, so the effort rate is located at 30.3%.

Tahíche and its surroundings should also be a stressed area according to data from Atlas Real Estate Analytics. There, the median income exceeds 43,000 euros, but rents plus supplies are close to 1,300 euros, which represents an effort rate of 35.4%.

In the area that includes Tao, Mozaga and Tomaren, the study calculates the family income at 33,400 euros, and also considers it stressed. In fact, it appears as the most stressed of all, with a rate of 134.5%, since the consultant has only found rentals there from 3,500 euros.

In the north, the towns of Punta Mujeres, Arrieta and Tabayesco would also be a stressed area. The median income there is 29,700 euros, while the average rent plus supplies exceeds 900 euros. The effort rate is at 36.7%.

 

Tinajo, San Bartolomé and north of Haría, non-stressed areas

On the other hand, the area that encompasses Ye, Guinate, Maguez and Órzola is, according to the study, a non-stressed area, although by very little, since the effort rate there is located at 29.1%. The median income is 28,650 euros, while the average rent plus expenses is slightly below 700 euros.

Playa Honda and its surroundings is one of the few areas that the study considers as non-stressed. There, the median income amounts to almost 31,000 euros per family unit while the expense destined for rent is below 700 euros, which represents an effort rate of 24.9%.

Also the town of San Bartolomé itself would not be a stressed area since the median income there is €32,758, while an average rent plus expenses does not exceed 700 euros, which is equivalent to an effort rate of 25.4%.

According to the study, the towns in the municipality of Tinajo would also not be a stressed area, since the resulting rate between its median income, close to 33,000 euros, and an average rent plus its supplies, around 700 euros, gives an effort rate of 25.3%.

 

Lack of offers to analyze for many areas of the island

In the north of the municipality of Yaiza, including the capital of the municipality, as well as La Geria, Femés, Uga and El Golfo, the median income is just over 31,000 euros, but the consultant has not found enough rentals to analyze whether or not it is a stressed area.

For La Graciosa, where the median income is 32,500 euros, there are also not enough offers to calculate whether or not it is a stressed area.

There is also not enough data for the area that includes La Montaña, Teseguite, Los Valles, Nazaret and El Mojón, where they calculate an income per household that exceeds 34,000 euros.

The same happens in La Villa de Teguise, which with a median income that exceeds 32,500 euros, there are not enough offers.

Neither for Mala and in Guatiza, where the median income is respectively 29,600 and 34,400 euros. Likewise, in the capital of Haría there are also not enough properties advertised to analyze whether it is a stressed area. There the median income exceeds 32,000 euros.
