How much more is a home worth if it includes a garage in the Canary Islands?

The intense increase in housing prices has not been accompanied by the same pace in the price of garages, which are increasingly less relevant in the final price.

A parking space increases the value of an apartment by 6% on average in the Canary Islands with data from February 2026.

Specifically, the price of an average property of 80 meters in the Canary Islands goes from 268,447 euros without a garage to 284,677 euros when having a parking space.

Across Spain, this difference stands at 5.9%. In absolute terms, the average price of a home nationwide stands at 235,981 euros, while the average price of an apartment with a garage reaches 250,013 euros.

"The garage continues to be a relevant asset in the Canary Islands real estate market, although its weight in the final transaction is moderating. Housing has registered a very intense increase in recent years, while the cost of parking spaces has remained more stable.”, explains María Matos, Director of Studies and spokesperson for Fotocasa.

In historical terms, the increase in value registered in 2026 (5.9%) in Spain as a whole for adding a parking space to an 80-square-meter apartment on offer represents a moderation compared to the aggregated variation of 7.5% reached in 2025, and is below the highs of the last decade. 

The greatest impact of the garage on the total price of the home was recorded in 2016, when it came to raise the value of the property by 10.5%.

At that time, the average price of a home was 128,769 euros, and with a garage it rose to 142,316 euros (leaving the average price of a parking space at 13,547 euros). Therefore, generally speaking, the prices of parking spaces have remained relatively stable in the last decade, while, comparatively, the average valuations of homes have skyrocketed in Spain. Consequently, at a trend level, parking spaces now contribute less proportional value to the final price of a home.

 

Extremadura, Castilla y León and Galicia, where the value of housing with a garage increases the most

The analysis by autonomous communities shows significant differences in the impact of the garage on the final price of housing. In February 2026, Extremadura (14.8%) is the territory where the value of housing increases the most when incorporating a garage space.

They are followed by Castilla y León (11.0%), which also comfortably exceed the national average of 5.9%, Galicia (9.6%) and Castilla y La Mancha (9%). Behind them are Cantabria (8.4%), Aragon (8.1%), Asturias (7.9%), La Rioja (7.9%) and Andalusia and the Basque Country where the value increases by 7% in both communities.

On the other hand, Madrid is the autonomous community in which there is the least difference between the price of a home without a garage and one with a parking space, with a 3.2% increase. Also below the average are the Balearic Islands (4.8%), Catalonia (5.2%), and the Valencian Community (5.7%). For their part, the Canary Islands (6.0%) and the Region of Murcia (6.2%) are closer to the national average. In absolute terms, the highest prices for a parking space are recorded in the Basque Country (20,748 euros) and the Balearic Islands (20,260 euros).
