Housing rose in the Canary Islands seven times more than salaries during 2025

The strong increase in housing prices in the Canary Islands compared to salaries raises the cost of an average home in the archipelago to 122 months of gross salary, more than ten years.

In Canary Islands, in 2025, it was necessary to allocate the entire gross salary of 122 months (10.1 years) to the payment of a home, according to the study 'Relationship between salaries and home purchase in 2025', based on data on average salaries from job offers on the InfoJobs platform and average prices of second-hand homes for sale from the Fotocasa Real Estate Index. This figure indicates that, in just one year, Canarians had to allocate eleven more months of salary to housing payments compared to 2024.

In 2025, the price of homes for sale in Canary Islands closed with an annual increase of 21.3% and the price in December stood at 3,319 euros per square meter. Taking into account the average gross salary registered by InfoJobs, which in 2025 was 26,186 euros (2,182 euros gross per month if divided into 12 payments) and 3% higher than the previous year; Canarians had to dedicate 10.1 years of their entire gross salary, equivalent to 122 months, to the payment of an 80 square meter home.

By provinces, the situation is more serious in Santa Cruz de Tenerife, where 11.3 years of full salary are needed to pay for a home, while in the province of Las Palmas it rises to 8.4 years.   

 “Spain is going through the worst housing accessibility crisis in its history. Never before have citizens had to dedicate so many years of their salary to buy a home," explains María Matos, director of Studies and spokesperson for Fotocasa.

In 2025, the time needed to pay for a home increased in 15 autonomous communities, while it only remained stable in two of them and did not decrease in any compared to the previous year.

If analyzed in detail, in the Balearic Islands, the community where residents needed the most time to pay for a home, the price of homes for sale closed 2025 with an annual increase of 14.6%, placing the average price in December at 5,267 euros per square meter. This means that residents of Balearic Islands had to allocate 15.1 years of their entire gross salary, equivalent to 181 months.

Madrid is the community where the effort grew the most in 2025: it increased by 34 months, that is, 2.8 years, going from 12.2 years in 2024 to 15 years in 2025.

Madrid is followed by the communities of Balearic Islands (from 13.5 years in 2024 to 15.1 years in 2025, which increased payment by 19 months –1.6 years–); Andalusia (from 6.4 years in 2024 to 7.9 years in 2025, increasing payment by 19 months –1.6 years–); Region of Murcia (from 4.4 years in 2024 to 5.8 years in 2025, which increased payment by 17 months –1.4 years–); Cantabria (from 6.3 years in 2024 to 7.6 years in 2025, which increased payment by 16 months –1.3 years–);

Below seven years are Asturias (from 5.2 years in 2024 to 6.5 years in 2025, which increased payment by 15 months –1.3 years–); Valencian Community (from 6.4 years in 2024 to 7.6 years in 2025, which increased  payment by 15 months –1.2 years–); and Catalonia (from 8.4 years in 2024 to 9.4 years in 2025, which increased payment by 12 months –1.0 years–).
