The price of used housing in the Canary Islands has increased by 7.4% year-on-year, placing the average price at 3,297 euros per square meter, according to the latest idealista price index. The community also registers an increase of 0.8% quarterly and 0.5% monthly, reaching the highest value since the real estate portal began collecting data.
By provinces, Las Palmas experiences the largest growth, with an increase of 10.8%, to 3,099 euros per square meter, while Santa Cruz de Tenerife registers an increase of 5%, placing the average price at 3,423.
In the province of Las Palmas, Agüimes leads the price increase with 26.7% more than a year ago. It is followed by Arrecife (+22.4%) and Haría (+20.7%). At the opposite end, Yaiza is the only municipality where the price of housing has decreased (-5.3%). The smallest increases correspond to Tías (+0.2%) and San Bartolomé de Tirajana (+5%). In the capital, Las Palmas de Gran Canaria, the price has risen by 14.8%, to 2,840 euros per square meter.
San Bartolomé de Tirajana continues to be the most expensive market in the province, with an average price of 4,844 euros per square meter, while Santa María de Guía de Gran Canaria remains the most affordable municipality, with 1,450.
In the province of Santa Cruz de Tenerife, the largest increases are recorded in Güímar (+33.3%) and Los Realejos (+24.9%). On the other hand, El Sauzal shows the largest decrease among the analyzed municipalities, with a drop of 7.3%. In the Tenerife capital, Santa Cruz de Tenerife, the price of used housing has increased by 11.4%, to 2,668 euros per square meter.
The most expensive municipality in the province is Adeje, with an average price of 4,607 euros per square meter, followed by Guía de Isora (4,318). At the opposite end is Icod de los Vinos, with an average price of 1,497, the lowest among the analyzed municipalities.
