The price of garages for sale in Canary Islands has risen by 20.4% in 2025 and places the average price at 15,520 euros, according to the study of “Prices of garages for sale in Spain in 2025”, based on the prices of garages for sale in December of the last 10 years from the Fotocasa Real Estate Index.
Thus, Canary Islands has gone from an interannual variation of -1.7% in December 2024 to 20.4% detected in the same period of 2025. In the last 12 months analyzed, the price of housing has gone from 12,887 euros in December 2024 to 15,520 euros in December 2025.
"Although the price of garages continues its upward trend for the fifth consecutive year, 2025 marks a turning point with the most moderate increase in the last five years (1.7%). Canary Islanders, the most affected by the price increase
The 13 communities in which the price of garages has increased, according to the study by Fotocasa: are: Canary Islands (20.4%), La Rioja (10.5%), Region of Murcia (7.0%), Castilla y León (6.7%), Madrid (6.2%), Balearic Islands (5.5%), Galicia (5.4%), Cantabria (5.3%), Valencian Community (4.5%), Andalusia (3.3%), Extremadura (1.1%), Castilla-La Mancha (0.9%) and Navarra (0.6%). On the other hand, in four communities there are annual decreases in the price of garages and they are: Aragón (-5.5%), Asturias (-4.1%), Basque Country (-2.2%) and Catalonia (-0.8%).
Regarding prices in 2025, the Autonomous Communities with the average price of garages above 15,000 euros are: Basque Country with 20,635 euros, Balearic Islands with 19,712 euros, Cantabria with 17,522 euros, Galicia with 16,517 euros, Andalusia with 15,561 euros, Canary Islands with 15,520 euros, and Castilla y León with 15,413 euros. On the other hand, the Autonomous Communities where the average price of garages are the most economical are Castilla-La Mancha with 9,792 euros and Region of Murcia with 9,792 euros.
In two of the three cities the price of garages falls in 2025. The cities that experience the decreases are: San Sebastián de la Gomera (-0.8%) and Santa Cruz de Tenerife capital (-0.1%). On the other hand, Las Palmas de Gran Canaria experienced an increase of 11.8%.
Regarding the average prices of garages by cities, we see that the cities to buy a garage in the region in 2025 are: Las Palmas de Gran Canaria with 20,505 euros, Santa Cruz de Tenerife capital with 19,316 euros and San Sebastián de la Gomera with 8,734 euros.
