The headquarters of the Tourist Centers faces an ambitious reform

The central offices of the Tourist Centers located at number 38 Triana Street in Arrecife will face a major renovation that was presented at a press conference last Friday by the President of the Cabildo of Lanzarote, María Dolores Corujo, and the CEO of the Entity, Benjamín Perdomo.

"Natural light, open spaces and functionality" are the master axes of the project by the architect Quirina Morales, which has been joined by a second phase by the architect Elena Cabrera and the engineer Isidro Julián Rodríguez.

"It is a great bet that projects a renewed and futuristic image of Arrecife, the city we all want, and that guarantees the best working conditions for users," Corujo pointed out. "This project," he said, "adapts this building to the needs of an Entity immersed in the 21st century; it provides it with new spaces so that professionals can serve suppliers and customers; eliminates accessibility barriers and bets on the integral transformation of energy facilities towards sustainability. In short, it provides coverage for a modern, innovative and more efficient space to meet the growing needs of the company."

Benjamín Perdomo, for his part, stated that "the execution period of the works will be about 12 months. Meanwhile," he assured, "we will continue to serve our customers and suppliers from a warehouse that we are adapting located on the road that connects Arrecife with San Bartolomé."

 

About the project

Corujo and Perdomo detailed a project that will renew the image of the building. Inside, a new distribution will be arranged, with more open and better connected central spaces; the renovation and improvement of the facilities will be undertaken, and an archive will be created in the basement and a terrace on the roof.

The floors will have a large open space where the workers are located around a central core. The offices of the department directors will be distributed, in turn, in the corners of this space, connected by glass doors to promote interaction.

This more simplified and intuitive system of distribution in rings around the nucleus also makes it easier for all workers to enjoy ventilation and natural lighting.

As for the exterior, the project contemplates the improvement of the main access to the building and its adaptation to accessibility regulations, the improvement of the rear facade, the replacement of the carpentry and the general insulation of the envelope.

The Quirina Morales project has a budget of around one million euros, charged to the Canary Islands Development Fund.

Corujo and Perdomo announced that "the project will soon be put out to public tender."

More sustainable

The new Tourist Centers building will be more sustainable and efficient thanks to a modification that re-studies the facilities as well as the envelope with the intention of obtaining energy rating type A.

To this end, a state-of-the-art air renewal system with lower consumption will be implemented, as well as a photovoltaic plant on the roof that, in addition to minimizing the demand for conventional energy, will pour energy into the grid during the times of disuse of the building, thus contributing to a reduction in the amount of billing.

This improvement will allow the Entity to benefit from Energy Efficiency Improvement subsidies and, therefore, cover the work with the maximum external capital.

About the building

The Tourist Centers Offices building was built in 1986 with the aim of housing the headquarters of the Island Water Consortium offices.

It is located on a rectangular plan of 359.20 m2, with three floors built above ground and one below ground occupying the entire surface of the plot.

Since 2011, the building has housed the central offices of the Tourist Centers and Turismo Lanzarote.
